El Supervisor de BAS es responsable de:
- Colaborar con el Contratista General, el Contratista de Controles y otros oficios de manera frecuente para asegurar una instalación eficiente.
- Comunicar el progreso del proyecto, cambios y actualizaciones a los clientes de manera profesional.
- Crear marcas de proyecto As-Built claras y precisas en el software de construcción Bluebeam.
- Estudiar y evaluar planos y especificaciones del proyecto, rastreando cambios en el alcance del contrato para revisión con el Supervisor.
- Crear y revisar formularios de solicitud de materiales y enviarlos al coordinador del proyecto y al Gerente de Proyecto.
- Asistir con las finanzas del proyecto y las horas de trabajo durante la entrega.
- Planificar y organizar proactivamente el sitio de trabajo para impulsar una alta productividad.
- Proporcionar soporte antes y después de horas al equipo y a la gerencia.
- Asistir a las Transferencias de Proyecto y ayudar con el diseño del proyecto y los Seguimientos de PT.
- Programar inspecciones requeridas con el equipo de ingeniería de proyectos de Kenny.
- Construir paneles BAS limpios, organizados y etiquetados.
- Asegurar que los sitios de proyecto estén limpios y ordenados durante toda la construcción.
- Instalar correctamente dispositivos de campo y relés.
- Mantener informado al Superintendente y al Gerente de Proyecto sobre todos los cambios o impactos en el proyecto.
- Proporcionar bocetos de campo a técnicos de menor nivel para que puedan cablear dispositivos de campo de manera concisa.
- Supervisar las tareas y la productividad del equipo mientras se brinda orientación, capacitación y liderazgo.
- Asistir a reuniones diarias de actualización para el informe y planificación del proyecto con el Superintendente.
- Gestionar materiales y herramientas una vez recibidos del almacén o sala de stock.
- Asegurar que el equipo complete la capacitación semanal de seguridad en Paycom.
- Asistir a reuniones semanales de supervisores y contratistas de clientes.
- Supervisar y completar documentos de seguridad semanales, Registros Diarios, PTPs Diarios y reportar al superintendente.
- Supervisar y completar el Libro de Entrega del Proyecto.
- Ingresar horas del equipo y aprobar tarjetas de tiempo en Paycom para el procesamiento de nómina.
- Otras tareas según se asignen.
- 3-5 años de experiencia en Automatización de Edificios.
- Instalación avanzada de BAS y conocimientos como VFDs, Salas Mecánicas, Torres de Enfriamiento, Generadores, Sistemas de Gas, Med-gas, etc.
- Capacidad para enseñar y explicar los Estándares de Instalación de BAS a los Técnicos de BAS.
- Excelentes habilidades de comunicación, tanto verbales como escritas.
- Capacidad para gestionar proyectos y liderar un equipo con mínima intervención de la alta dirección.
- Conocimiento avanzado de instalación de BAS, relés y hardware de bloqueo electrificado.
- Comprensión general de redes y solución de problemas de dispositivos BAS.
- Conocimiento profundo de comunicaciones y cableado descendente.
- Fuerte enfoque en el cliente: capacidad para buscar y satisfacer las necesidades y deseos del cliente sin ser solicitado.
- Comprensión sólida de Dibujos de Control, Manuales de Proyecto y Especificaciones.
- Entender cómo la caída de voltaje afecta el tamaño del cable y ser capaz de ajustar el cableado para acomodar.
- Conocimiento avanzado de construcción y comprensión de documentos y dibujos de construcción.
- Conocimiento profundo del NEC de códigos de construcción y cómo aplicarlos.
- Comprensión básica de computadoras, acceso al Sistema de Archivos de Kenny en el sitio y software de MS Office, especialmente Excel.
- Fuerte jugador de equipo y creación de una cultura funcional para el equipo.
- Capacidad para realizar múltiples tareas y adaptarse a demandas cambiantes.
- Excelentes habilidades de comunicación verbal y escrita.
- Experiencia con carga de trabajo de alto volumen mientras se mantiene un alto grado de precisión.
- Obtener certificaciones OSHA-30, Primeros Auxilios/CPR, Arco Eléctrico, Elevadores, Espacios Confinados.
- Certificación de Montacargas si se solicita; según el proyecto y el Alcance del Trabajo.
