Position Overview
We are in search of a proactive and skilled marketing professional to join our internal marketing team and lead the marketing efforts for Meridiana, our premier master-planned community. The Community Marketing Strategist will collaborate closely with the Director of Operations and will be responsible for implementing and evaluating a diverse range of strategic marketing initiatives aimed at enhancing home sales and community branding. Key responsibilities include managing print, signage, and billboard campaigns; executing model home events; implementing promotional strategies; overseeing marketing materials; and coordinating all community marketing activities. A strong focus on enhancing digital effectiveness is essential, with preferred experience in social media advertising, SEO, SEM, website management, display advertising, video content, eblasts, and other digital platforms. Additional duties involve adhering to an annual budget and reporting on key performance indicators.
This role is fast-paced and data-driven, presenting a unique opportunity to cultivate a brand that fosters family growth, neighborly connections, lifestyle aspirations, and lasting memories. Candidates with experience in homebuilding, advertising agencies, or strong marketing roles seeking to elevate their careers are encouraged to explore this opportunity.
While this position generally follows regular weekday hours, qualified candidates should be prepared to work flexible full-time hours, which may occasionally include evenings, weekends, and holidays. Many activities may take place outdoors.
Key Responsibilities
Strategic & Marketing Planning
- Define marketing objectives and execute the marketing strategy in collaboration with the development team.
- Enhance brand awareness, generate leads, and drive traffic to meet home sales targets.
- Evaluate the effectiveness of marketing programs quarterly against established goals, making adjustments as necessary.
- Analyze data to ensure the target audience is effectively reached and measure return on investment.
Marketing Implementation
- Oversee the execution of marketing initiatives in partnership with external service providers, including agencies, designers, and print companies.
- Contribute to the design and management of marketing initiatives such as website development, video production, digital marketing, e-newsletters, direct mail, social media, print advertising, and signage.
- Write and edit marketing copy as needed.
- Ensure the integrity of the community brand is maintained.
- Coordinate advertisement placements and monitor editorial calendars.
- Manage realtor programs and meetings across multiple communities.
- Facilitate regular builder meetings with community partners.
- Stay informed about market trends and identify unique opportunities to enhance brand visibility.
Budgeting and Expense Control
- Assist in determining marketing budgets and monitor monthly expenditures, measuring lead sources and ROI.
- Seek innovative and cost-effective methods to reach target markets and achieve brand recognition.
- Regularly report on lead source data and key performance metrics.
- Utilize central database management for reporting and lead insights.
Event Coordination
- Organize onsite model home events.
- Plan and execute public marketing events to boost awareness and drive home sales.
- Collaborate with the resident lifestyle program and assist with homeowner events as needed.
Qualifications
- Bachelor's degree in Marketing, Public Relations, Communications, or a related field.
- A minimum of 2 years of experience in a marketing role, preferably within the homebuilding or development sector.
- Experience with community grand openings, home sales, and pre-sale strategies is advantageous.
- Exceptional communication and organizational skills with a keen attention to detail.
- Able to thrive in a flexible, fast-paced environment with multiple priorities and tight deadlines.
- Self-motivated individual with the ability to work independently.
