Apartment Maintenance Technician

The Apartment Maintenance Technician is a key member of our property management team, responsible for ensuring the physical condition of our residential properties is safe, clean, and fully operational.
This role involves troubleshooting and repairing apartment appliances, HVAC systems, plumbing, electrical systems, and performing general upkeep of the property.
The successful candidate will have a strong working knowledge of HVAC, electrical, plumbing, and appliance repair, as well as the ability to perform minor carpentry, painting, and drywall repairs.
They will also be able to work independently and efficiently under minimal supervision, with strong customer service skills and the ability to communicate professionally with residents and property staff.
Key Responsibilities:
- Perform routine maintenance and repairs of apartment units, common areas, and grounds.
- Troubleshoot and repair electrical, plumbing, HVAC, and appliance issues within apartments.
- Complete work orders and service requests in a timely and efficient manner.
- Conduct preventative maintenance on building systems to avoid future issues.
- Assist in preparing vacant apartments for new residents by repairing and restoring interiors.
- Inspect property grounds, facilities, and equipment to identify hazards, malfunctions, or safety concerns.
- Handle minor carpentry, painting, drywall repair, and general building upkeep.
- Assist with snow removal, lawn care, and other seasonal maintenance tasks.
- Monitor and ensure compliance with property safety standards.
- Collaborate with property management to address tenant maintenance concerns and resolve issues quickly.
- Keep accurate records of repairs, replacements, and preventive maintenance schedules.
- Ensure all tools and equipment are in good working condition.
- Adhere to OSHA safety regulations and company maintenance policies.
Requirements:
- High school diploma or equivalent; technical certification in building maintenance or related field is preferred.
- 1-3 years of experience in apartment or residential maintenance.
- Strong working knowledge of HVAC, electrical, plumbing, and appliance repair.
- Ability to perform minor carpentry, painting, and drywall repairs.
- Familiarity with safety protocols and OSHA regulations.
- Ability to work independently and efficiently under minimal supervision.
- Strong customer service skills with the ability to communicate professionally with residents and property staff.
- Physical ability to lift up to 50 lbs, stand for long periods, and work in varying environmental conditions.
- Availability for emergency/on-call duty as needed.
