Job Description

**Job Summary:**

The Maintenance Director will oversee the maintenance and repair of physical structures and utility systems within the Harmony Senior Services community. This role will also be responsible for maintaining the grounds, installing, servicing, and repairing mechanical equipment, and supervising support staff and contractors as needed.

Responsibilities:
  • Policies and Procedures: Develop and maintain a working knowledge of all policies and procedures related to the position, department, and interactions with residents.
  • Maintenance and Repair: Perform minor repairs to machines, equipment, and other facilities-related tasks.
  • Preventative Maintenance: Maintain the preventative maintenance program for all equipment in the community.
  • Grounds Maintenance: Oversee grounds maintenance, refuse pick-up, and all outside appearances.
  • Emergency Response: Investigate mechanical breakdowns and failures of machinery and equipment to determine cause and prevent reoccurrence.
  • Efficiency and Safety: Initiate and maintain a program of overall efficiency designed to eliminate waste and reduce operating expenses, while maintaining safe operating and fire prevention practices.
  • Supply Management: Requisition and pick up supplies as needed, and maintain expenditures within budgetary limits.
  • Pest Control: Oversee the pest control program.
  • Communication: Handle special requests by residents for maintenance assistance, maintain maintenance records for each suite and common area, and follow confidentiality policies regarding release of resident information.
  • Staff Supervision: Maintain good working relations with other staff members, and may supervise and conduct training sessions for other staff members as required.
Requirements:
  • Education: High School Diploma or GED; Associates or Bachelor's Degree preferred.
  • Experience: Two years previous experience working in a maintenance position, preferably in a large physical plant.
  • Skills: Working knowledge of electrical, plumbing, and A/C-HVAC equipment, ability to communicate verbally and in writing, and follow written and oral directions.
  • Physical Demands: Ability to push, pull, lift, and carry heavy material and equipment, and tolerate extreme heat, cold, wet, humid, or noisy conditions.
  • Certifications: Certified in AC/Freon recovery, etc.
  • Availability: Ability to be available and on-call on a 24-hour basis in case of emergency.
