POSITION SUMMARY
Maintenance Technicians are responsible for performing routine and preventative maintenance to uphold the structural integrity of our communities. This role involves executing home and building repairs while ensuring the cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. Exceptional customer service is a key component of this position, ensuring satisfaction for both prospective and current residents.
KEY RESPONSIBILITIES
- Maintain the community's aesthetic appeal, ensuring it is always presentable and inviting.
- Oversee the maintenance of common area lawns, including weed control, raking leaves, planting flowers, and trimming shrubs.
- Regularly collect trash and debris from common areas and streets.
- Empty trash containers in common areas as required.
- Conduct minor repairs on rental homes and facilities as necessary.
- Ensure cleanliness in building facilities such as clubhouses, community offices, restrooms, and maintenance garages.
- Manage vacant sites, including trash removal and site maintenance.
- Complete checklists assessing the physical condition of the community or sites before and after resident occupancy.
- Assist management in supervising service contractors.
- Inspect recreational amenities, including playgrounds and pools, to ensure proper functionality.
- Clear snow from community streets, parking lots, and entrances as needed.
- Perform water testing and other maintenance tasks related to water systems, including reading and repairing water meters.
- Maintain community pools, testing chemical levels and making adjustments as necessary.
- Adhere to safety protocols while performing duties, including the safe operation of vehicles.
- Complete additional tasks and special projects as assigned.
QUALIFICATIONS
As a Maintenance Technician, you should be dedicated, dependable, and committed to delivering outstanding customer service. You must possess strong organizational skills and attention to detail, with the ability to manage multiple tasks effectively.
- High school diploma or GED equivalent
- Proven knowledge and experience in general maintenance techniques and repair work
- Ability to work outdoors in varying seasonal conditions
- Valid driver's license
- Basic understanding of plumbing, electrical, and grounds maintenance
- Proficient in using various hand tools, power equipment, and commercial machinery
- Capability to lift at least 50 pounds
- Ability to produce clear written reports
- Capacity to work independently and collaboratively
- Basic computer skills, especially with email and internet
- Willingness to respond to community needs outside of regular business hours (on-call may be required)
