Role Summary

The Preconstruction Manager is responsible for overseeing and coordinating the preconstruction phase of various construction projects. This role focuses on achieving budgetary and constructability objectives through collaboration with both internal and external stakeholders, maintaining a customer-centric approach, and delivering value throughout the process.

Key Responsibilities

  • Implement cost-saving measures through process enhancements.
  • Oversee projects from initial concept through to operational handover.
  • Promote the use of company initiatives and technological advancements.
  • Facilitate the bid solicitation process.
  • Identify essential subcontractors and ensure their involvement in the bidding process.
  • Prepare comprehensive bid packages that clearly outline project scopes and requirements.
  • Develop a take-off plan and assign responsibilities to team members for accurate estimate compilation.
  • Manage project clarifications and apply critical thinking to mitigate risks.
  • Generate detailed estimates covering all aspects of assigned trades and overall project costs.
  • Evaluate subcontractor proposals to ensure comprehensive coverage of project scopes.
  • Identify high-risk construction activities during the bidding phase.
  • Communicate project requirements with relevant departments, including insurance and bonding.
  • Conduct value analysis to propose cost-effective alternatives that enhance project value.
  • Establish and maintain a preconstruction process schedule.
  • Manage and report on monthly preconstruction budgets.
  • Coordinate meeting agendas and document minutes effectively.
  • Lead field coordination for preliminary work execution.
  • Ensure preconstruction meetings are timely, productive, and informative.
  • Solicit proposals from design team members and provide evaluations and recommendations.
  • Participate in constructability reviews during design milestones.
  • Drive the execution of action items to meet objectives and key performance indicators (KPIs).
  • Compile turnover matrices, identify subcontractors, and pinpoint scope gaps.
  • Provide feedback on design pricing and constructability to inform design decisions.

Qualifications
