Job SummaryWe are looking for a skilled Preconstruction Manager/Estimator to provide leadership and oversight on Design-Build projects, as well as develop full estimates for assigned project bids. The ideal candidate will have a strong background in preconstruction and estimating, with experience working with architects, engineers, owners, and subcontractors.
Key Responsibilities- Perform basic estimating functions, including quantity takeoff and pricing development for all trade work.
- Develop conceptual budgets for review by the Leadership team.
- Lead the preparation of estimating documents/deliverables with minimal oversight from the Leadership team.
- Perform advanced estimating tasks, including serving as the prime point of contact for hard bid pursuits, coordinating constructability reviews, and applying appropriate indirect costs.
- Manage the preconstruction process for Design-Build projects.
- Provide coordination with Operations to ensure a smooth handover from Preconstruction at the start of the project.
- Offer feedback to the design team regarding cost and constructability.
- Present work to clients and facilitate conversation to align budgets/design to client goals as required.
- Accurately manage multiple estimates/bids simultaneously.
- Develop accurate and comprehensive subcontractor bid scopes of work.
- Understand the importance of subcontractor bid coverage and be willing to develop subcontractor relationships.
- Analyze subcontractor quotes for completeness and compare costs and quantities to your take-offs.
- Develop good industry contact relationships and assist in identifying and securing new relationships.
- Advanced computer skills and proficiency with Microsoft Office suite.
- Working knowledge of OnScreen Take-Off (OST) and Bluebeam.
- Experience with AutoCAD, Revit, and other BIM software is a plus.
- Design-Build and estimating experience is a plus.
- Minimum 10+ years of Preconstruction/Estimating experience for a commercial construction company.
- BS degree in Construction Management or Engineering is a plus.
