Job Purpose and Responsibilities
The Design Manager (DM) plays a crucial role in guiding the design process for multifamily projects. This individual ensures that the project's design meets the Morgan Group's standards and Development's Vision. The DM oversees all design disciplines from project inception to completion, serving as the primary contact between the company and third-party design professionals.
The DM's responsibilities include:
- Managing the overall design process, incorporating design intent and programming elements as directed by the Project General Manager (PGMgr) and Development Manager
- Serving as the Design Team Leader and primary conduit for communication between development, construction, and design teams throughout all stages of design
- Collaborating actively with development and construction teams to identify and implement effective solutions during construction
- Procuring, scoping out, and negotiating proposals from design professionals for submission to the Developer with a recommendation for approval
- Creating and enforcing consultant deliverable schedules that support the project's entitlement timeline
- Conducting weekly meetings with consultants during preconstruction
- Assisting the Developer as Design Team Leader in managing the preparation of site plan approval submittals, managing this process through receipt of AHJ comments and responses required to achieve Site Plan Approval
- Submitting Value Engineering (VE) and substitution recommendations to the Developer and Program Manager
- Fully responsible for managing the Architectural/Engineering (AOR) firm to prepare Construction Documents suitable for bidding, permitting, and construction
- Creating Bluebeam Collaboration Documents for Owner and Contractor comments and transmitting them to the design team, following up to ensure each comment is adequately addressed in subsequent progress set releases
- Monitoring all Requests for Information (RFIs) and Submittals, reviewing and assisting with design-related RFIs and Submittals, monitoring design team responses, and determining if plan revisions are required
- Providing CA services to address issues related to designers' responsiveness to the project team, dispatched by the Construction Project Manager to resolve delays before escalating to the Vice President of Design Services
- Performing on-site observation reports at construction phases as scheduled per project
Qualifications and Requirements
We seek a highly motivated and organized individual with:
- Self-motivation and attention to accuracy
- Strong communication skills and ability to multitask and prioritize
- Education and experience as an architect, preferably registered
- 5-10 years of experience as a Project Architect/Project Manager on rental multifamily projects
- Ability to travel and hold external and internal parties accountable
Estimated Salary: $80,000 - $120,000 per year
