About the Role

We are seeking a highly skilled Mechanical Project Team Lead to join our team at Johnson Controls. As a key member of our project management team, you will be responsible for the overall execution and performance of mechanical retrofit projects.

Key Responsibilities
  • Plan, execute, and control assigned projects to ensure timely and within-budget delivery.
  • Oversee the mechanical retrofit process to ensure compliance with Johnson Controls' standard practices and procedures.
  • Secure new work and change orders from existing customers, and provide mechanical project estimating and estimating reviews.
  • Act as a technical resource for Sales, assisting in project development efforts and performing pre-bid reviews.
  • Recruit, hire, and supervise resources to staff the project team, and interface with the Truck-Based team to control manpower to proper staffing levels.
  • Review and interpret contract Terms and Conditions, and coordinate the drawing layouts/detailing for proper job installation.
  • Analyze financial reporting systems and project schedules to proactively address potential problems and manage risk.
  • Investigate solutions and establish project recovery plans, and provide ongoing cost and estimate analysis reporting.
  • Manage allocation of costs to financial reporting systems, and use Johnson Controls' standard tracking and reporting tools to effectively communicate project progress and financial status to management.
  • Proactively investigate opportunities for improvements in the project scope that will result in value-added change orders, and perform associated cost estimates, prepare proposals, and secure customer acceptance.
  • Responsible for asset management, including collections, cost control, progress billings, and payables, and oversee assigned projects for compliance with specifications, local codes, and installation techniques.
  • Use negotiation skills to consistently resolve disputes, and manage material procurement, warehousing, and logistics processes.
  • Provide high-quality written communications, and ensure project document controls are in compliance with contract requirements and Johnson Controls' standards.
  • Develop and maintain viable long-term relationships with customers and subcontractors, and attend job progress meetings as required.
  • Ensure transition to appropriate Johnson Controls' Truck-Based team is achieved, and coordinate performance of owner training requirements.
  • Adhere to safety standards, and ensure that Johnson Controls' team members and subcontractors adhere to safety standards.
Requirements
  • Six or more years of comprehensive, technical, and operational knowledge of the service business, particularly related to smaller fast-track retrofit, remodel, and tenant improvement types of projects.
  • Leads assigned Mechanics on a portfolio of projects typically up to $2M in revenue.
  • Two to four years of engineering or trade school training, such as an engineering degree or equivalent, is preferred.
  • Installation and Service experience related to HVAC Mechanical systems and equipment is desired.
  • Demonstrated verbal and written communication skills, and the ability to communicate technical information to a non-technical audience.
  • Proficient in Project Management software and financial accounting systems, and strong Personal Computer capabilities in MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and basic Windows environment.
  • Travel is required and will vary on project assignment.
