Key Responsibilities:

  • Develop and implement project business plans to ensure successful project delivery.
  • Collaborate with field management to create job-specific safety plans and ensure compliance with regulations.
  • Serve as the primary point of contact for engineers and architects, facilitating communication and resolving issues.
  • Work closely with pre-construction and field supervision teams to identify and implement contract deliverables, quality testing, and reporting requirements.
  • Develop and manage staging, logistics, and phasing plans to ensure efficient project execution.
  • Lead coordination of subcontractors, ensuring timely and high-quality work.
  • Establish and manage bonding, change order logs, and cost tracking systems for projects.
  • Responsible for project startup, including obtaining necessary permits and licenses, and managing jobsite mobilization.
  • Facilitate subcontractor pre-mobilization and startup meetings to ensure a smooth project launch.
  • Issue and administer subcontracts, including payments, insurance, bond, safety, and haz-com requirements.
  • Assist in developing, planning, and updating overall project schedules, attending and directing regular job scheduling meetings.
  • Lead responsibility for implementing and enforcing project quality control plans, ensuring compliance with regulations.
  • Conduct bi-weekly safety surveys with project superintendents to monitor and improve project safety.
  • Prioritize, review, and expedite submittals to ensure timely project progress.
  • Expedite material deliveries according to project schedule requirements, ensuring timely completion.
  • Understand quantity updating and work with superintendents to maintain accurate labor forecasts.
  • Develop and administer subcontractor and purchase order change orders, ensuring compliance with project budgets.
  • Review projections, labor reports, safety documents, and schedules on a monthly basis to ensure project alignment.
  • Review and approve material/equipment invoices according to project budget, ensuring financial compliance.
  • Prepare payment requests and monitor collections to ensure timely project funding.
  • Meet with city and state agencies to review project progress and inspections, ensuring regulatory compliance.
  • Attend OAC progress meetings and create monthly status reports to track project progress.
  • Enter and update information in project management software, including job status reports, projections, change orders, and RFI's.
  • Manage and oversee job close-out documentation and procedures, including closeout documents, final job reports, and final accounting.
  • Mentor and train assistant project managers and co-op/intern students to ensure knowledge transfer and development.

Requirements:

  • 3+ years of experience working for a general contractor.
