Job Summary

We are seeking a highly skilled Maintenance Supervisor to oversee all aspects of property maintenance at various properties under the direction of the Vice President of Market Rate Housing. The successful candidate will be responsible for supervising and assigning the work of maintenance employees, inspecting work for completeness, and ensuring high standards of work ethic are maintained.

Key Responsibilities
  1. Oversee all aspects of property maintenance at various properties under the direction of the Vice President of Market Rate Housing.
  2. Supervise and assign the work of maintenance employees.
  3. Inspect work for completeness and ensure high standards of work ethic are maintained.
  4. Assign personnel to complete work orders at each site and spot check work for high level of resolution and positive customer satisfaction.
  5. Assign personnel to complete make ready of vacant homes and ensure completion of homes to a high quality, rent ready state that is in move in condition.
  6. Determine material, equipment, and supplies to be used and place appropriate orders for the same.
  7. Keep inventory and parts on hand for proper job performance.
  8. Transfer equipment and personnel from one project to another as necessary.
  9. Properly track and code all maintenance related purchases within budgetary restraints.
  10. Keep time cards and other routine records.
  11. Coordinate, install, inspect, repair, and maintain the electrical, plumbing, mechanical, and other related systems in 5 locations.
  12. Coordinate or inspect, operate, and maintain the heating and ventilation systems.
  13. Coordinate special projects which may include renovations, snow removal, crisis management, new construction, and any other projects as deemed necessary by the Regional Manager.
  14. Coordinate and inspect major contract work on the electrical, plumbing, mechanical, and flooring orders.
  15. Possession of a current and valid motor vehicle operator's license.
Requirements
  • Ability to meet and deal tactfully and courteously with fellow employees, vendors, and contractors.
  • Ability to install, inspect, repair, and maintain the electrical, plumbing, and other related systems.
  • Ability to perform various clean-up and maintenance tasks as needed.
  • Ability to update inventories and place necessary orders for tools, appliances, equipment, and other supplies as needed.
  • Ability to inspect, operate, and maintain the heating and ventilation system.
  • Skilled in maintaining and repairing security hardware.
  • Ability to understand complex written and oral instructions.
  • Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
Education and Experience

High School or Eighteen months of education and training beyond high school level in general maintenance and repair, or a closely related area.

Salary

$30.00 per hour
