We are seeking a highly skilled and experienced Site Manager to join our team at IRG Realty Advisors. As a key member of our Property Management division, you will be responsible for the overall operation and maintenance of our commercial properties in the Akron and Canton area.
Key Responsibilities- Maintenance and Operations: Maintain high standards of physical maintenance and operations of the facilities, ensuring a safe and healthy environment for tenants and staff.
- Contractor Management: Supervise and manage contractors for all maintenance contracts, custodial work, and equipment maintenance, ensuring quality work and adherence to property policies.
- Troubleshooting and Problem-Solving: Troubleshoot complex maintenance problems and develop creative solutions, performing complex maintenance duties as necessary.
- Vendor Management: Interface with vendors, hold them accountable for quality work, billing accuracy, and adherence to property policies.
- Scheduling and Budgeting: Establish schedules for repairs and preventive maintenance, ensure timely completion, and prepare and implement annual maintenance budgets.
- Energy Efficiency: Develop and enforce operational protocols to ensure energy-efficient operation of the facilities.
- Policy Development: Assist the Property Manager in developing fiscally responsible operational and maintenance policies, procedures, and plans.
- Workflow Management: Follow the IRG Realty Advisors Workflow Program, including elements of Vacancy Management, Tenant Retention, Fire System Management, Environmental Management, Operations, Leasing Support, and Budget/Capital Management.
- Leadership and Coaching: Allocate time to direct reports to perform effectively, managing, leading, and coaching them to achieve their best.
- Education: High school or bachelor's degree or equivalent experience.
- Experience: Minimum 1-3 years' experience in the facility or property management field.
- Skills: Strong ability to multi-task, work under pressure, excellent communication and organizational skills, knowledge of Microsoft Outlook, Word, Excel, PowerPoint, and/or CAD.
- Physical Demands: Ability to lift 50 pounds, climb ladders and stairs, walk the property in various weather conditions.
