Facilities Maintenance Specialist Job Description

Reports to: Facilities Manager

Department: Administration

Classification / FLSA: Full-Time / Non-Exempt

Summary

Performs a variety of skilled general, mechanical, preventive and predictive maintenance tasks. Conducts inspections, servicing, repair and overhaul of equipment and facilities occupied by CRMHS programs. Coordinates and participates in tenant improvement projects, including relocating staff and equipment as directed. Assists and supports Facilities Manager in meeting department and organization goals and objectives.

Key Responsibilities

  • Complete assigned work orders and update Work Order Management System on at least a daily basis to provide accurate repair and preventive maintenance history.
  • Perform regular inspections of facilities and grounds as assigned, including buildings, electrical systems, plumbing systems, and mechanical systems. Create work orders in order to resolve any deficiencies, equipment failures, or safety hazards.
  • Assist with oversight and direct activities of contractors and vendors performing work on CRMHS properties as required.
  • Operate building equipment and utility systems in a manner that will optimize the provision of a code compliant, safe, and comfortable environment of care for clients, staff and visitors.
  • Assist in development and implementation of effective and comprehensive preventive maintenance program.
  • Perform skilled facility installation and repair requests for electrical, plumbing and department equipment as assigned.
  • Inspect, service and maintain operational functionality of doors and facilities life/safety systems.
  • Ensures safe access to all facilities, removing obstacles including snow and ice.
  • Advocate safety by wearing proper personal protective equipment while performing job duties and ensure that all staff do as well.
  • Maintain knowledge of current required safety practices. Participate in emergency drills and work collaboratively with other staff to maintain high levels of emergency preparedness.
  • Respond to 24-hour emergency calls.
  • Communicate effectively in a professional, tactful and courteous manner with staff, contractors, vendors, and the general public.
  • Ensure that all activities are conducted within the established CRMHS policies, procedures, guidelines, applicable laws and codes safely without exception.
  • Adjust work schedule, with appropriate notice, as needed. Off-shift hours and/or weekend work may be required along with occasional overtime.
  • Must be able to use proper verbal and written communication skills in performing job on a daily basis.

Non-Essential Job Functions

  • Support Agency mission, goals and objectives.
  • Perform other duties as assigned.

Education, Licensing and Experience

  • High School Diploma required; Associate Degree or higher in Electrical/Mechanical and/or Facilities Management preferred.
  • Current Driver License required.
  • Completion of a recognized apprenticeship program or a combination of skills, ability and experience required.
  • Minimum five (5) years' experience in facility maintenance required.
  • Must have ability to read, interpret and work from architectural drawings and Operation & Maintenance Manuals.
  • Thorough knowledge of proper safety techniques and procedures while using chemicals, power tools, hand tools and equipment required.
  • Understanding of applicable standards and codes, including International Building Code (IBC) and National Fire Protection Association (NFPA) required.
  • Must possess keen ability to communicate in writing and verbally.

Physical Demands

  • Regularly required to stand, walk, use hands and fingers to handle or feel objects, tools, or controls.
  • Frequently must squat, stoop, or kneel, reach above the head and reach forward.
  • Use hand strength to grasp tools, supplies, and equipment daily.
  • Occasionally climb ladders.
  • Frequently lift and/or move up to 35 pounds. Occasionally lift and/or move up to 50 pounds.
