Job Overview
The Facility Maintenance Specialist is responsible for performing a range of routine and semi-skilled cleaning tasks to ensure that office buildings, residential complexes, and other commercial or institutional properties are kept in a pristine and orderly state.
Key Responsibilities
- Maintain cleanliness in various areas including rooms, hallways, lobbies, lounges, break rooms, restrooms, corridors, elevators, stairways, and locker rooms.
- Polish lighting fixtures, marble surfaces, and trim to enhance the aesthetic appeal of the premises.
- Utilize cleaning equipment such as mops, brooms, and vacuums to sweep and mop floors, ensuring a hygienic environment.
- Dust and polish furniture and equipment, maintaining a dust-free workspace.
- Wash walls, ceilings, and woodwork, along with cleaning windows, door panels, and sills to uphold cleanliness standards.
- Manage waste disposal by emptying wastebaskets and cleaning ashtrays, transporting trash and recyclables to designated areas.
- Restock bathroom supplies as necessary to ensure facilities are well-equipped.
- Open, close, lock, and unlock facilities as required, ensuring security and access.
- Document completed tasks to maintain accurate records of work performed.
- Assist in moving and arranging furniture and decor as needed.
- Ensure grounds are free of debris, maintaining a clean and inviting exterior.
- Conserve cleaning supplies and maintain equipment in good working order.
- Understand and apply correct dilution rates for cleaning chemicals, adhering to safety protocols.
- Follow all safety policies and procedures, complying with relevant regulations.
- Read and comprehend Material Safety Data Sheets (MSDS) for all cleaning products used.
Equipment and Software
No software requirements; however, proficiency in using general cleaning tools and equipment is necessary.
Education and Experience
A high school diploma or equivalent is required. A minimum of one year of experience in a janitorial role is preferred, or a combination of education and training that demonstrates the necessary knowledge and skills.
Physical Demands
This position requires heavy physical activity, including pushing objects up to 100 pounds and lifting or carrying items weighing up to 60 pounds. The role involves frequent bending, squatting, climbing, and walking throughout the facility.
Mental Demands
The candidate must possess strong communication skills, a willingness to assist others, and the ability to follow instructions effectively.
Working Conditions
Exposure to various environmental factors such as dirt, dust, odors, and cleaning chemicals is expected. Flexibility in scheduling is required, including availability for mornings, evenings, weekends, and holidays.
