Job Summary

We are seeking a highly skilled and detail-oriented Groundskeeper to join our team at Freeman Webb Company, Realtors. As a Groundskeeper, you will be responsible for maintaining the outdoor spaces of our properties, ensuring they are safe, attractive, and well-maintained.

Key Responsibilities
  • Maintain all exterior plant material, including grass, trees, shrubs, plantings, and flowers, and remove weeds from shrubbery beds and dead plant material.
  • Physically walk the property on a frequent basis and remove litter, debris, pet droppings, and other items from the grounds.
  • Perform "trash-out" duties at vacated apartments, removing all abandoned furniture, trash, and boxes, and transferring them to the dumpster or storage area.
  • Notify management of any diseased, dying, or dead landscape plantings.
  • Be aware of chemical or fertilizing postings and signs.
  • Transfer trash and other items left outside of the dumpster into the dumpster, pick up and sweep the area, and keep the dumpster doors closed on windy days.
  • Detail the property on a regular basis, raking shrubs, shoveling mud, and using a blower to keep sidewalks and walking areas clear of loose grass and brush.
  • Check and replace exterior lighting on a regular basis.
  • Clean and maintain the pool as directed.
  • Repair and replace windows, screens, sliding glass doors, and other items as needed.
  • Clean and sweep dumpster areas and all outdoor recreational areas.
  • Use a blower to keep sidewalks, curbs, and walking areas clear of loose grass and brush.
  • Shovel snow, plow, and salt or use ice melt as needed.
  • Clean laundry room areas, if applicable.
  • Maintain awareness of proper safety precautions at all times.
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
  • Wear a support belt at all times during working hours and use safety equipment as tasks dictate.
  • Pressure wash sidewalks, driveways, and garages as needed.
  • Assist with "make-ready" duties when requested.
  • Distribute resident communications, such as upcoming events, pest control notices, and newsletters.
  • Perform work area clean-up and safety-related duties.
  • Be aware of Freeman Webb Company, Realtors' goals relative to resident satisfaction and retention and ensure that you do your part towards meeting them.
Requirements
  • Must have a working knowledge of building maintenance.
  • Ability to work independently and willingness to learn.
  • Good communication abilities.
Working Environment

Constantly outdoors, in all conditions, often for extended periods. Frequently indoors. Occasional exposure to paint fumes, solvents, adhesives, etc.

Reasoning Development

Apply common sense understanding to carry out simple one to four step instructions. Deal with standardized situations with occasional or no deviations from standard procedures.
