POSITION SUMMARY

The Facilities Maintenance Technician plays a crucial role in ensuring the upkeep and functionality of the premises, providing essential maintenance services to foster a safe, clean, and welcoming environment for residents, staff, and visitors.

KEY RESPONSIBILITIES

  • Adheres to scheduled maintenance plans for resident accommodations and communal spaces.
  • Organizes and executes mandatory safety drills and emergency preparedness activities to ensure resident protection.
  • Documents and maintains accurate records of maintenance tasks and safety drills.
  • Oversees and manages the inventory of maintenance supplies.
  • Secures tools and repair parts to prevent loss or misuse.
  • Ensures all maintenance tools and equipment are in optimal condition.
  • Conducts repairs and maintenance on cleaning, laundry, and mechanical equipment.
  • Services heating and cooling systems to maintain comfort levels.
  • Evaluates and repairs any structural damage in hallways, walls, ceilings, floors, and resident areas.
  • Performs painting and touch-ups as required.
  • Regularly lubricates motors, exhaust fans, pumps, and other equipment as per manufacturer guidelines.
  • Checks and maintains floor drain systems routinely.
  • Inspects and replaces central heating and air conditioning filters monthly, addressing room unit filters as necessary.
  • Cleans condenser coils to ensure efficient operation.
  • Conducts inspections on laundry machinery, ensuring vents and trap lines are clear and checking dryer combustion chambers.
  • Handles miscellaneous repairs to the building structure as needed.
  • Secures maintenance supplies effectively.
  • Adheres to safety protocols for handling and transporting maintenance equipment to prevent infection spread.
  • Monitors the work environment for safety hazards and reports issues to management.
  • Immediately communicates maintenance concerns to the appropriate supervisory personnel.
  • Keeps the work area organized and clean, ensuring supplies and equipment are stored properly.
  • Inspects the premises for pest issues and implements effective pest control measures.
  • Regularly tests the hot water system to ensure proper temperature levels in critical areas.
  • Complies with OSHA regulations regarding workplace safety and hazard communication.
  • Maintains confidentiality and adheres to privacy policies regarding resident information.
  • Conducts routine inspections throughout the facility to assess cleanliness, safety, and operational conditions.
  • Maintains adequate supplies of cleaning and maintenance materials to operate within budgetary constraints.
  • Regularly evaluates electrical systems, fire alarms, sprinkler systems, and emergency protocols, coordinating with vendors for necessary repairs.
  • Ensures daily cleaning and maintenance of all flooring surfaces within the facility.
  • Completes work orders efficiently and in a timely manner.

Note: Responsibilities may be adjusted based on the evolving needs of the facility.

EDUCATION AND EXPERIENCE

  • High school diploma or equivalent (GED) is required.
  • Preferred experience of one to three years in maintenance, floor care, or a related field.

SKILLS AND ABILITIES

  • Strong knowledge of electrical systems.
  • Proficient understanding of HVAC systems.
  • Basic knowledge of fire alarm and sprinkler systems.
  • Familiarity with various chemicals used in maintenance.
  • Ability to interpret safety regulations, operational instructions, and procedural manuals.
  • Effective communication skills for interactions with residents and staff.
  • Mathematical skills for measurements and calculations.
  • Problem-solving abilities to address a variety of maintenance challenges.

CERTIFICATIONS

  • Valid State Issued Driver's License is required.
