Resort Facilities Maintenance Specialists are responsible for executing routine and preventative upkeep to ensure the structural integrity of Sun Communities, Inc. properties.
They perform essential building repairs and maintain the cleanliness and aesthetics of the grounds, amenities, roadways, equipment, and various utility systems.
These specialists deliver exceptional customer service to both prospective and current guests and residents, assisting with site preparations to facilitate smooth arrivals and departures.
JOB DUTIES- Manage waste disposal, snow removal, and perform maintenance or repair tasks using power tools and hand equipment.
- Execute minor repairs on rental units and facilities as required.
- Conduct routine maintenance and address minor emergencies, including plumbing, sewage, construction, and road repairs.
- Regularly inspect the irrigation system to ensure proper functionality and perform necessary repairs.
- Assess playground areas, pools, and other recreational facilities to ensure they are in excellent condition, making minor repairs as needed.
- Maintain the resort's appearance to meet Sun's aesthetic standards.
- Carry out landscaping tasks, including weed control, leaf raking, planting, and trimming shrubs and trees.
- Ensure daily cleanliness of common areas and dispose of trash as needed.
- Clean and maintain resort amenities, including clubhouses, courts, offices, restrooms, and laundry facilities.
- Oversee vacant sites, ensuring they are free of debris and properly maintained.
- Remove snow from roads, parking lots, and entrances, utilizing appropriate equipment as necessary.
- Inspect RVs and mobile homes for cleanliness and damage before sales.- Complete checklists documenting the condition of resort sites before and after guest occupancy.
- Assist the Resort Manager in supervising service contractors.
- Report maintenance issues identified during daily tasks to management.
- Ensure all resort pathways and public access routes are safe and clear of hazards.
- Maintain resort pools, testing chemical levels and making adjustments as needed.
- Service resort vehicles and equipment.
- Adhere to safety protocols while performing duties, including safe vehicle operation between sites and during supply pickups.
- Undertake additional responsibilities and special projects as assigned.
REQUIREMENTS
- High School diploma or equivalent (some high school education required).
- Valid driver's license.
- Minimum of 6 months experience in maintenance within a campground or RV resort setting.
- Demonstrated knowledge and experience in general maintenance techniques and repair work.
- Ability to work outdoors in varying seasonal temperatures.
- General understanding of janitorial tasks, plumbing, and grounds maintenance.
- Proficient in using various hand tools, power equipment, and commercial machinery.
- Capable of producing clear written reports.
- Ability to work independently and collaboratively as part of a team.
- Must be able to lift at least 50 pounds.
- Basic computer skills, including email and internet usage.
- Availability to respond to resort needs during non-business hours while on-call.
