Position Summary

The Aerospace Corporation is in search of a Corporate Space Planning & Real Estate Manager to become a key member of its Facilities Division. This pivotal role entails overseeing and administering corporate space planning and real estate management for a substantial portfolio of owned and leased properties throughout the United States, accommodating Aerospace personnel and government clients. The team is responsible for the processes related to acquiring, planning, deploying, and relinquishing all corporate facility spaces, alongside maintaining the corporate database for both the spaces and the personnel utilizing them.

Work Model

This position follows a hybrid work model, typically requiring four days per week onsite, with the flexibility for remote work on other days as business needs permit.

Key Responsibilities

  • Lead and manage the space planning and real estate teams in formulating strategic facility plans aimed at optimizing space utilization to align with corporate objectives.
  • Collaborate with space requestors and their management to assess requirements and develop business cases supporting space requests; present comprehensive proposals with recommended solutions for management evaluation.
  • Review customer collocation agreements and assess the suitability of allocated spaces to ensure compliance with contractual obligations; guide program representatives in instances of non-compliance.
  • Manage relationships with landlords, property managers, corporate leadership, and supporting divisions to work with real estate brokers in negotiating and establishing new leases and renewals that meet corporate needs.
  • Analyze and interpret all lease-related documents, coordinating their review with brokers, Legal, Finance, Risk Management, regional users, and senior management.
  • Prepare proposals, project timelines, financial analyses, budgets, forecasts, and real estate documentation for senior management review.

Qualifications for Success

Minimum Requirements:

  • Bachelor's Degree in a relevant discipline.
  • A minimum of three years of experience in Corporate Real Estate and Space Planning.
  • A minimum of three years of management experience.
  • Proven ability to establish and maintain effective working relationships with all levels of internal and external stakeholders.
  • Willingness to travel occasionally to various facilities.

Preferred Qualifications:

It would be advantageous to possess one or more of the following:

  • Advanced degree in a related field.
  • Five or more years of experience in Corporate Real Estate and Space Planning.
  • Experience managing classified spaces as defined by ICD705.
  • Familiarity with tools such as Bluebeam, Tableau, and AutoCAD.

Compensation and Benefits

The Aerospace Corporation offers a competitive compensation package, with salaries determined based on a variety of factors including education, experience, and skills. The salary range for this position is $109,200 - $163,800 annually.
