We are seeking a skilled Senior Portfolio Strategist to join our team at RST Development. This role plays a critical part in analyzing financial performance, supporting investment decisions, and providing strategic insights to optimize our real estate portfolio.

Key Responsibilities

The ideal candidate will have a strong background in financial modeling, real estate finance, and investment analysis, coupled with a keen understanding of market trends and property valuation.

  1. Financial Modeling and Analysis
  • Develop and maintain detailed financial models to evaluate new investment opportunities and assess the performance of existing properties.
  • Perform scenario analysis, sensitivity analysis, and valuation modeling using discounted cash flow (DCF) and other valuation techniques.
Investment Evaluation
  • Conduct thorough due diligence on potential investment opportunities, including market research, financial analysis, and risk assessment.
  • Prepare investment memorandums, feasibility studies, and presentation materials for senior management and stakeholders.
Portfolio Management
  • Monitor and analyze financial performance of the company's real estate portfolio, including rental income, operating expenses, and capital expenditures.
  • Generate regular financial reports and performance metrics, providing actionable insights to improve profitability and asset value.
Budgeting and Forecasting
  • Assist in the preparation of annual budgets and financial forecasts for individual properties and the overall portfolio.
  • Track budget variances and implement corrective actions to ensure financial targets are met.
Market Research
  • Conduct market research to identify trends, opportunities, and risks in the real estate sector.
  • Analyze competitive landscapes and economic indicators to inform investment strategies and business decisions.
Collaboration and Reporting
  • Collaborate with internal teams, including asset management, development, and finance, to support strategic initiatives and projects.
  • Prepare and present detailed financial reports and analysis to senior management and investors.

A successful candidate for this role will be expected to possess excellent analytical and communication skills, as well as the ability to work independently and as part of a team in a fast-paced environment.

Requirements

The ideal candidate for this position should have a Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field, along with a minimum of 3 years of experience in financial analysis, preferably within the real estate or real estate development industry.

Additionally, the following skills are required:

  • Proficiency in financial modeling, valuation techniques, and investment analysis.
  • Strong analytical and quantitative skills with the ability to interpret complex financial data.
  • Advanced proficiency in Microsoft Excel and financial software (e.g., Argus, CoStar).
  • Excellent written and verbal communication skills, with the ability to present findings clearly to stakeholders.
  • Detail-oriented with strong organizational and time-management skills.
