Deer Ridge / Raspberry Woods is seeking a full-time Maintenance Lead to ensure resident satisfaction and safety through effective property upkeep in Minnetonka, MN. The Maintenance Lead will be responsible for preventive maintenance, repairs, and inspections to maintain the community's standards.
Working Hours
Standard hours are Monday through Friday from 8:30 AM to 5:00 PM, with variations based on property needs. An on-call rotation is required, occurring once every four weeks.

Key Responsibilities:
Primary Duties
- Conduct maintenance and repairs as requested by residents or management, including HVAC, plumbing, electrical, and carpentry tasks.
- Prepare apartments for new residents, ensuring all move-in standards are met.
- Implement preventive maintenance according to established schedules.
- Oversee exterior maintenance, including roofs, parking lots, and recreational areas (if applicable).
- Manage grounds care, including snow removal and litter collection.
- Maintain an adequate inventory of maintenance supplies, including ordering and budget monitoring.
- Coordinate and supervise the work of external vendors.
- Ensure compliance with safety regulations and coordinate with local authorities as needed.
Additional Responsibilities:
- Assist with community cleaning as required.
- Complete necessary paperwork, such as maintenance logs.
- Participate in staff meetings and required training sessions.
- Safeguard confidential information.
- Provide excellent customer service.
- Adapt to changes and remain flexible in responsibilities.
- Understand and apply safety and housekeeping principles.
- Perform other related tasks as assigned by the supervisor.
Qualifications:
- High school diploma or equivalent is required.
- A minimum of 4 years of maintenance experience is preferred.
- Special Engineers License is a plus.
- Certified Pool Operators (CPO) certification is advantageous.
- EPA Refrigerant Handling and Recovery certification is preferred.
- Ability to interpret drawings and verbal instructions.
- Maintain confidentiality and handle sensitive information appropriately.
- Ability to interact tactfully with residents, management, and vendors.
- Adhere to organizational policies and procedures.
- Must possess a valid driver's license and maintain an acceptable driving record.
- Must not pose a direct threat to the health or safety of others in the workplace.
