Job Summary

Apartments ready for occupancy are the key to a successful community, and as Apartment Maintenance Director at Ashby Development LLC, you will be responsible for ensuring that all aspects of apartment maintenance meet our high standards.

This is a hands-on leadership role that requires excellent technical skills, strong communication abilities, and the ability to motivate and direct a team. If you have experience in plumbing, electrical work, carpentry, HVAC, or other related fields and enjoy supervising and directing staff, this may be the perfect opportunity for you.

Responsibilities:

  • Maintenance Operations:
  • Prepares and schedules market-ready apartments for painting, carpet cleaning/replacement, general repairs, housekeeping, etc.
  • Performs preventative maintenance functions and records findings in maintenance logs.
  • Completes regular community inspections to ensure all aspects of maintenance meet our standards.
  • Responds to resident services requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Special maintenance projects as necessary.
  • Works with general maintenance staff to maintain grounds and common areas, keeping them free of trash and debris.
  • Monitors maintenance and upkeep of all mechanical equipment, including water heaters, HVAC units, etc.
  • Leadership and Team Management:
  • As team leader, responsible for training and supervision of community maintenance staff.
  • Typically involved with Property Manager in hiring, interviews, training, and performance reviews of maintenance staff.
  • May assist in monitoring capital improvement projects.
  • Ensures safe work practices are being followed by all maintenance staff.
  • Ensures maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous, and efficient manner.
  • Understands and complies with Fair Housing laws and standards.
  • Maintains open communication with Property Manager and other community staff.
  • Represents Company in a professional manner at all times.
  • Attends and participates in training programs as requested.
  • Assists with and attends community-sponsored resident activities and functions.
  • Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary.

Requirements:

  • Minimum Education: High School or GED, 18 months of Trade School
  • Minimum Experience: 3-5 Years
  • Minimum Field-of-Expertise: Hands-on technical work experience in the areas of plumbing, electrical, carpentry/construction, HVAC, etc. required.
  • Preferred Experience: 5 Years
  • Preferred Field-of-Expertise: Must be EPA certifiable.

Estimated Salary:$62,000 - $75,000 per year, depending on experience.

Additional Requirements:

  • Valid driver's license along with good driving record and auto insurance require.
  • Background check completed upon hiring.
