Key Responsibilities:
- Ensure all maintenance tasks are completed efficiently while prioritizing quality and safety.
- Provide hands-on leadership and direction to the maintenance team, as per the directives of the Community Manager.
- Uphold and communicate company policies and procedures effectively.
- Maintain cleanliness and organization of community grounds, common areas, and vacant lots.
- Respond promptly to resident service requests, ensuring satisfaction.
- Oversee preventative maintenance and refurbishment of rental inventory.
- Keep tools, equipment, and maintenance facilities organized and safe.
- Coordinate the delivery and setup of new homes, liaising with the Community Manager and manufacturers for warranty work.
- Address after-hours emergency calls as per the on-call schedule.
- Manage inventory of supplies and equipment, ensuring timely orders with management approval.
- Conduct water meter readings and address any leaks within the community.
- Distribute resident notices as required by management.
- Maintain utility facilities within the community as necessary.
- Adhere to safety protocols, including chemical handling and OSHA standards.
- Participate in monthly safety meetings to promote a safe working environment.
- Ensure compliance with OSHA and PPE standards in all maintenance operations.
- Foster a professional atmosphere that respects the work of all team members and the quality of life for residents.
- Track and maintain all community assets, including grounds, buildings, and equipment.
- Assist in the recruitment and onboarding of new maintenance staff.
- Provide training and development opportunities for maintenance team members.
- Identify and recommend improvements for operational efficiency.
- Manage winter road conditions through snow removal and de-icing procedures.
- Utilize electronic devices for tracking work orders and managing daily communications.
- Ensure compliance with legal and safety standards for company vehicles.
- Report any incidents or accidents to management immediately.
- Collaborate with the team to ensure timely completion of repairs as needed.
- Work together to uphold community appearance standards.
- Schedule and facilitate online training sessions for the maintenance team.
- Maintain effective communication with vendors and residents.
- Perform additional duties as assigned by management.
Physical Requirements:
- Ability to stand and walk for extended periods.
- Manual dexterity for handling tools and equipment.
- Capability to reach overhead and in front safely.
- Flexibility to climb, balance, and work in confined spaces.
- Vision capabilities for close and distance tasks.
- Ability to lift and carry weights up to 85 lbs.
- Safe handling of potentially hazardous materials.
- Proficiency in climbing ladders safely.
Qualifications:
- Valid driver's license required.
- High school diploma or equivalent preferred.
- Strong leadership and decision-making abilities.
- Previous experience in maintenance roles, including HVAC, electrical, plumbing, and landscaping.
- Supervisory experience is advantageous.
- OSHA certifications or training are a plus.
