Position Summary:
Under the direct supervision of the Maintenance Supervisor or Community Manager, the Facilities Maintenance Specialist plays a crucial role in ensuring the preservation and maintenance of our communities. This position requires adherence to OSHA standards and company safety protocols.
Key Responsibilities:
1. Collaborate with the maintenance team to prioritize daily tasks effectively.
2. Deliver exceptional customer service to residents, guests, and vendors.
3. Identify and address safety concerns, hazardous conditions, or maintenance requirements within the community.
4. Conduct preventative maintenance on community equipment.
5. Maintain the aesthetic appeal of the community by performing tasks such as replacing lightbulbs, trash removal, painting, and repairs.
6. Accurately document service requests, preventative maintenance, and apartment readiness in the designated software.
7. Execute electrical and plumbing repairs as necessary.
8. Assist with groundskeeping, pool upkeep, housekeeping, notice distribution, apartment inspections, and other related duties.
9. Participate in on-call duties and snow removal as required.
Qualifications:
1. A minimum of 6 months of maintenance experience, preferably in residential community management.
2. Proficiency in diagnosing and repairing issues related to electrical, plumbing, and appliance maintenance.
3. Experience with tub replacements and interior upgrades is advantageous.
4. Strong communication skills and the ability to work collaboratively with team members and residents.
5. Flexibility to work varied hours, including weekends, for on-call responsibilities.
6. Willingness to undertake additional tasks outside of standard maintenance duties.
Technical Skills:
1. Proficient computer skills, including knowledge of Office 365 and industry-specific software.
2. Ability to utilize mobile devices and software effectively.
Working Conditions:
This role requires regular interaction with others, decision-making that impacts the community, and exposure to various weather conditions. Personal protective equipment (PPE) is mandatory when handling equipment and chemicals.
