Construction Site Supervisor

The primary role of this position is to oversee, guide, and take responsibility for all on-site operations and reporting tasks related to the construction of designated residences within the community. The Construction Site Supervisor provides direction and manages the synchronization of all processes involved in the new home building journey, thereby enhancing the efficiency of TradePartners, ensuring adherence to Shea Homes' standards for customer satisfaction and quality control, and upholding a secure work environment. The compensation range for this role is $85,000–100,000 along with a quarterly bonus.

REQUIRED KNOWLEDGE / EXPERIENCE

  • High school diploma or equivalent is mandatory; BA/BS degree is preferred
  • Proficient computer skills / familiarity with Shea Operating systems
  • Comprehends, complies with, and guides others regarding Shea Homes policies and procedures
  • Regularly conducts and leads onsite TradePartner meetings
  • Consistently delivers residences that meet or surpass Shea's minimum quality benchmarks
  • Demonstrated problem-solving skills through the identification of issues and implementation of solutions
  • Exhibits strong leadership abilities
  • Possesses thorough knowledge of the construction process

SPECIFIC DUTIES AND RESPONSIBILITIES

Key Result Area #1 – Customer Satisfaction

  • Establish and maintain consistent and proactive communication with assigned clients and document all interactions
  • Address and resolve client concerns promptly and keep them informed of progress
  • Analyze feedback and related reporting tools to identify trends and make necessary adjustments
  • Maintain a log of client communications

Key Result Area #2 - Scheduling

  • Update the construction timeline daily for assigned residences
  • Hold TradePartners and suppliers accountable to the construction timeline and confirm daily
  • Ensure homes are ready for the next phase of construction
  • Coordinate the schedule with the overall team’s timeline on a daily basis
  • Maintain projected milestones and delivery dates, communicating updates to the community team weekly

Key Result Area #3 – Quality Assurance

  • Inspect every room, every house, every day
  • Conduct milestone Quality Assurance inspections, document corrective actions, and follow up to ensure completion of necessary items
  • Deliver a home free of defects to the client
  • Ensure the home is complete at the final Quality Assurance milestone

Key Result Area #4 – Options Management

  • Update the options tracking notebook and files on a daily basis
  • Maintain an options posting system at each residence
  • Verify options when confirming the start with TradePartner
  • Confirm options selection with the homeowner during the Construction Welcome Meeting and Pre-Drywall Orientation
  • Inspect the home daily for option installations

Key Result Area #5 – Safety and Site Management

  • Understand and advocate for the Shea Homes safety program
  • Conduct one site safety audit weekly and rectify all non-compliant activities immediately
  • Ensure all safety meetings occur and proper OSHA documentation is maintained
  • Require trades to clean and tidy all homes at the end of each day
  • Ensure each construction site is left clean and free of debris
  • Require trades to maintain Materials Safety Data Sheets in compliance with OSHA standards
  • Participate in the monthly safety training program

Key Result Area #6 – TradePartner Management

  • Ensure complete understanding of the scope of work before construction operations commence
  • Complete field purchase order paperwork or requests on the same day non-contract work is ordered if applicable
  • Review and approve invoices daily
  • Develop and maintain positive relationships with regulatory agencies and inspectors
  • Communicate daily with TradePartner foremen on-site

Key Result Area #7 - Cost Management

  • Understand and demonstrate the use of Perseus for work outside the defined scope and/or contract, including but not limited to the back charge process
  • Be aware of potential litigation deficiencies and ensure construction practices are followed to mitigate risks
  • Understand strategies for monitoring and controlling indirect spending
