POSITION SUMMARY:

The Property Care Specialist is responsible for the cleaning and minor maintenance of all facilities under their care, ensuring the grounds and surrounding areas are well-maintained.

This position requires effective communication with residents, staff, and management at all levels.

KEY RESPONSIBILITIES:
  • Maintain cleanliness of all common areas and the leasing office.
  • Prepare vacant units for new residents, which includes thorough cleaning of appliances, cabinets, and fixtures.
  • Ensure the exterior environment is clean and safe by picking up litter.
  • Conduct snow and ice removal, including shoveling and salting walkways.
  • Keep parking areas tidy and well-maintained.
  • Report any resident or safety concerns to the supervisor.
  • Foster positive interactions with residents to enhance communication and relations.

ADDITIONAL DUTIES:
  • Complete necessary paperwork such as service requests and timesheets accurately.
  • Communicate maintenance needs and tenant issues to management.

SUPERVISORY RELATIONSHIPS:

The Property Care Specialist reports directly to the Property Manager and does not supervise other staff members.


QUALIFICATIONS:

To be successful in this role, candidates should meet the following requirements:

  • Education and Experience: Previous experience in housekeeping, caretaking, or janitorial work is preferred.
  • Language Skills: Ability to comprehend written and verbal instructions.
  • Mathematical Skills: Proficiency in basic arithmetic.
  • Reasoning Ability: Capability to assess situations and make timely decisions based on available information.
  • Other Skills: Self-motivated with the ability to work independently and prioritize tasks effectively.

PUNCTUALITY AND ATTENDANCE:

Consistent attendance and punctuality are essential to meet the needs of residents and vendors during regular hours.

The success of our properties relies on staff availability to assist with tenant emergencies and maintain resident satisfaction.

WORKING CONDITIONS:

This position requires working in various weather conditions, both indoors and outdoors, and may involve moderate noise levels.


PHYSICAL DEMANDS:

The role involves standing, walking, sitting, kneeling, and lifting up to 50 pounds regularly. Employees may encounter challenging conditions, including unsanitary environments.
