JOB SUMMARY:
As a Senior Procurement Agent, you will engage in negotiations with suppliers, focusing on reviewing terms and conditions, establishing pricing, formulating contracts, and managing supplier relationships that impact the division.

PRIMARY RESPONSIBILITIES:

  • Conduct precise and timely negotiations with local suppliers, ensuring adherence to defined category selection criteria (cost, quality, productivity, service).
  • Oversee supplier performance monitoring within the division, focusing on cost, quality, productivity, and service.
  • Ensure compliance with agreements on a national level.
SCOPE:
  • Manage and execute contract agreements in alignment with sourcing guidelines at the local level.
  • Collaborate effectively with Product teams, DCOs, CMs, FMs, PIMs, RPMs, and Sales.
  • Foster supplier relationships and assist in resolving conflicts related to daily Trade Partner activities.
  • Maintain relevant databases (Purchase Pro, DMTs, etc.) for developing cost and quantity estimates.
  • Verify estimates of costs and quantities of residential products using comparative and differential estimating techniques.
  • Oversee Trade Partner Key Performance Indicator (KPI) measurement and validation.
  • Analyze Trade Partner data submissions and manage the impact of commodity fluctuations.
  • Communicate finalized estimates to construction personnel, trade subcontractors, and vendors (Purchase Pro).
  • Develop material and labor optimization solutions using Value Engineering tools and methodologies.
  • Control trade category costs through the application of zone tools and methodologies.
  • Manage assigned Project Tracker categories and rebate capture.
  • Develop and implement division-specific tools and methodologies for estimating and controlling trade category costs.
  • Assist in the development and optimization of estimating methodologies.
  • Create and uphold standard operating procedures that ensure Trade Partner compliance with Pulte construction standards, as well as local, state, and national building codes and safety regulations.
  • Complete necessary customer option estimates.
  • Adhere to Pulte business processes for supplier management.
  • Act as a subject matter expert for the Strategic Sourcing Director (if assigned).
MANAGEMENT RESPONSIBILITIES:
  • Mentor and coach team members, providing constructive feedback.
  • Ensure adequate staffing to meet departmental needs.
  • Utilize recruitment and selection tools to build organizational talent.
  • Delegate tasks according to employee skills and abilities.
  • Evaluate employee performance and plan for compensation actions accordingly.
  • Identify internal and external training opportunities for employee development.
  • Create opportunities for employee growth.
  • Provide ongoing coaching regarding functional and leadership standards.

REQUIRED EDUCATION:
  • Bachelor's Degree or equivalent is required.
  • ISCM accreditation is preferred.
REQUIRED EXPERIENCE:
  • Minimum of 3 years of related functional experience.
  • At least 6 months to 1 year of experience as a procurement professional.
  • Strong business acumen, including an understanding of the impact of purchasing costs on financial statements and cost structures.
  • Experience in purchasing and supply chain management.
  • Proven ability to negotiate in a cost-transparent environment.
  • Experience in developing and enhancing vendor partnerships.
  • Knowledge of construction processes.
  • Ability to thrive in a continuous improvement environment.
  • Category expertise with the ability to positively influence and lead others outside of the Division and Procurement.
