Role Summary

The Senior Construction Project Manager plays a pivotal role in overseeing the entirety of construction projects and site operations. This position entails coordinating various stakeholders, including subcontractors, architects, inspectors, and internal teams. The Project Manager is responsible for ensuring the quality of work and safety standards are upheld throughout the project lifecycle. Additionally, they are tasked with managing project budgets and implementing strategies to optimize costs while maintaining high-quality standards. A comprehensive understanding of construction documents, including contracts and specifications, is essential for success in this role. Effective communication and collaboration with Owners, Development teams, Project Managers, and Property Management are crucial.

Key Responsibilities:

  • Lead value engineering initiatives that effectively balance costs, lifecycle expenses, schedules, maintenance, and initial development requirements.
  • Oversee all construction phases, including earthwork, utilities, concrete, framing, plumbing, electrical, HVAC, insulation, drywall, and exterior work, ensuring quality from subcontractors and suppliers.
  • Coordinate and schedule all testing and inspection activities with relevant agencies and authorities.
  • Facilitate pre-construction meetings with subcontractors and suppliers to ensure readiness for upcoming tasks.
  • Manage labor, materials, and inspections to maintain project timelines.
  • Maintain a daily project log detailing work performed, weather conditions, and any delays.
  • Mentor and guide Assistant Superintendents, Project Engineers, and Coordinators as necessary.
  • Prioritize safety by ensuring a secure working environment for all personnel and compliance with OSHA and environmental standards.
  • Oversee job site maintenance, including material organization, cleanliness, and security of storage areas.
  • Collaborate with the project management team on budgeting and financial oversight.
  • Provide insights on project buyouts, change orders, and other financial matters.


Qualifications:
  • Bachelor's degree in a construction-related discipline.
  • Five to ten years of demonstrated experience in multifamily and/or commercial construction.
  • Proven ability to cultivate and maintain subcontractor relationships.
  • Exceptional communication, listening, and organizational skills.
  • Familiarity with various delivery methods and unit turnover processes.
