**Job Title:** Commercial Property Manager

**Estimated Salary:** $55,000 - $65,000 per year

We are seeking a highly organized and detail-oriented Commercial Property Manager to join our team at Real Estate Personnel. As a key member of our organization, you will be responsible for managing a diverse portfolio of commercial properties in the Denver metro area.

Key Responsibilities:

  • Conduct property inspections to ensure compliance with standards.
  • Perform administrative tasks, including documenting site visits and maintaining records.
  • Interact with tenants, contractors, owners, and township officials to address inquiries and concerns.
  • Administer leases, determining landlord and tenant responsibilities.
  • Process service requests and ensure satisfactory completion.
  • Solicit bids for service contracts and evaluate proposals.
  • Ensure contract compliance regarding quality, scope, timing, and pricing.
  • Provide documentation and coordinate inspections related to insurance, lenders, and townships.
  • Manage construction projects, including capital expenditures.
  • Respond to after-hours emergencies as needed.
  • Supervise on-site maintenance personnel.
  • Analyze financial data and produce reports for owner distribution.
  • Review receivables, coordinate default notices, and instruct property accountants on tenant payment issues.

Requirements:

  • Flexibility to walk properties, collect checks, and attend staff meetings periodically.
  • 2-3 years of Commercial Property Management experience required.
  • Proficiency in MS Office Suite and other relevant software products.
  • High level of administrative organizational skills and attention to detail.
  • Good written and verbal communication skills.
  • Able to work independently, prioritize workload, and meet deadlines.
  • Available to respond to on-call emergencies within 45 minutes.
