HVAC Maintenance Specialist II

Position Summary
The HVAC Maintenance Specialist II is tasked with executing proficient installation, upkeep, and repair of air conditioning, refrigeration, heating, and ventilation systems. This role also encompasses general maintenance and repair of facility areas, ensuring cleanliness and safety in all guest and employee zones, including parking lots and grounds. The technician plays a vital role in supporting operations by ensuring facilities and utilities are ready for use and compliant with standards, which includes troubleshooting, preventive maintenance, and managing computerized maintenance management system (CMMS) documentation.
Key Responsibilities
- Collaborate with a team to perform a variety of tasks aimed at maintaining the facility to enhance guest experience. Engage professionally with customers, vendors, and team members to support facility initiatives and complete work requests.
- Conduct regular inspections to identify necessary repair and maintenance work to avert breakdowns of facilities and equipment.
- Utilize effective communication and interpersonal skills with guests and team members at all times.
- Interpret blueprints, sketches, and building plans to prepare project layouts and determine required materials.
- Assist in maintaining, repairing, and ensuring the safety of all guest and employee areas, including off-property sites.
- Possess a solid understanding of industry practices and procedures.
- Operate, repair, troubleshoot, and maintain all physical plant equipment in line with manufacturer and departmental policies.
- Perform technical maintenance and repairs on plumbing and piping systems, including standard repairs and installations.
- Conduct troubleshooting for equipment not performing to standards, including basic electrical or instrumentation issues.
- Assist in routine and preventive maintenance tasks on all site utility systems.
- Monitor control panels and adjust controls, valves, and pumps to regulate flow and pressure levels.
- Have knowledge of low-pressure boilers, chilled water production units, and water systems.
- Install HVAC units and ductwork, including both electronic and mechanical components.
- Troubleshoot and repair HVAC units effectively.
- Install or repair fuel and water supply lines as needed.
- Manage the conservation, installation, and recycling of refrigerants.
- Attend staff meetings and training sessions to enhance performance and knowledge.
- Support other positions as required.
- Keep supervisors informed of potential issues or unusual occurrences.
- Maintain a reliable work schedule and consistent attendance record.
- Undertake special projects and additional responsibilities as assigned.
Qualifications
- Must be at least 21 years old.
- High School diploma or equivalent is required.
- An Associate of Applied Science or Certificate in Air Conditioning Technology may substitute for two years of experience.
- 3-4 years of experience in the installation, maintenance, and repair of commercial and industrial HVAC systems is required.
- Working knowledge of refrigerants and recovery processes is essential.
- Intermediate understanding of construction and safety standards is necessary.
- Equivalent combination of education and experience may be considered.
- Ability to lift 50 pounds is required.
- Must work well both independently and as part of a team.
- Proof of eligibility to work in the United States is required.
Certifications and Licenses
- Must possess a valid driver's license with a clean driving record.
- Ability to obtain and maintain necessary licenses as required.
- Must pass drug and alcohol testing as mandated.
- Universal EPA technician certification is required.
