Role Overview: The Facilities Operations Supervisor is responsible for overseeing, directing, and executing maintenance services within the community while managing the maintenance team. This role ensures that both the interior and exterior of the property are well-maintained, secure, and aesthetically pleasing for the wellbeing of all residents.
Key Responsibilities:
- Recruit, onboard, and mentor maintenance personnel, conducting regular performance evaluations.
- Guarantee that the community and its surroundings are well-kept, providing a safe and inviting atmosphere for residents.
- Conduct routine inspections of the property and grounds to identify areas requiring attention.
- Oversee landscaping and coordinate outdoor maintenance services with approved vendors as necessary.
- Establish and maintain the Community Compliance Manual in accordance with established guidelines.
- Address all maintenance requests and concerns from residents and staff promptly.
- Prepare units for incoming residents efficiently.
- Ensure proper waste removal and disposal practices are followed.
- Maintain a secure area for all maintenance supplies to prevent potential hazards.
- Be accessible to residents, management, and staff consistently.
- Participate in mandatory meetings and training sessions.
- Adhere to all safety and OSHA regulations.
- Exhibit regular attendance and punctuality.
Additional Duties: Other responsibilities may be assigned as needed.
Qualifications:
- Proficient in HVAC, plumbing, electrical systems, basic carpentry, and mechanical repairs.
- Strong computer skills, including familiarity with operational technology and email communication.
- Availability to work flexible hours, including evenings and weekends.
- Demonstrated commitment to exceptional customer service.
- Ability to work collaboratively within a team environment.
- Effective verbal and written communication skills.
Education and Experience:
- A high school diploma or equivalent is required.
- 2-5 years of maintenance experience, preferably in a multi-family housing context.
- Supervisory experience is preferred.
- Certifications in HVAC, EPA, and/or CPO may be required based on community needs.
Physical and Mental Requirements: This position entails physical and mental demands typical of the role. Reasonable accommodations may be made upon request.
