POSITION SUMMARY
The Facilities Maintenance Manager oversees the comprehensive upkeep, functionality, and safety of various properties. This role includes supervisory duties for maintenance personnel, custodians, and support staff.
ESSENTIAL FUNCTIONS
The role necessitates expertise across a broad spectrum of maintenance tasks related to buildings, grounds, and equipment. Key responsibilities include, but are not limited to:
- Plumbing: Installation and repair of plumbing fixtures; pipe soldering; replacement of water heaters and valves; drain cleaning; faucet seat maintenance; toilet and sink installation.
- Electrical: Wiring, troubleshooting, and maintenance of safety systems including smoke detectors and fire alarms, as well as light fixtures and circuit breakers.
- Carpentry: Repairing or replacing doors, windows, flooring, and cabinetry.
- Roofing: Conducting inspections, sealing, and replacing roofing materials as necessary.
- Heating and Cooling Systems: Maintenance of heating components, air conditioning units, and related systems.
- Grounds Maintenance: Landscape management including tree trimming, planting, fertilization, and snow removal.
- Painting: Performing touch-up painting as required.
- Flooring: Repairing and replacing tile and carpet as needed.
- Supervision: Leading and training maintenance staff, collaborating with management on hiring and performance evaluations.
- Work Order Management: Maintaining a system for tracking maintenance requests and reporting.
- Preventative Maintenance: Implementing a proactive maintenance schedule.
- Emergency Response: Addressing urgent maintenance needs promptly.
- Inventory Management: Overseeing supply and equipment inventory, ensuring competitive procurement.
- Inspections: Coordinating and conducting annual inspections of units.
QUALIFICATIONS: SKILLS & ABILITIES
- Minimum of 5 years of experience in property management and security.
- High School diploma or equivalent.
- Proven supervisory experience.
- Strong skills in plumbing, HVAC, electrical work, carpentry, and general maintenance.
- Proficient in computer systems and maintenance software.
- Effective communication skills, both verbal and written.
- Responsible and accountable work ethic.
- Dependable and trustworthy character.
- Strong organizational skills to meet deadlines.
- Ability to maintain a steady work pace while delivering quality results.
- Valid driver's license and availability for on-call duties.
- Knowledge of safety protocols and equipment usage.
PHYSICAL ABILITIES
