POSITION: Maintenance Supervisor

REPORTS TO: Regional Maintenance Manager

FLSA STATUS: Exempt

POSITION SUMMARY

The Maintenance Supervisor (MS) is responsible for executing various corrective and preventive maintenance tasks, along with special projects aimed at preserving and enhancing the community. This role encompasses a wide range of responsibilities including HVAC, plumbing, electrical work, carpentry, janitorial services, and grounds maintenance. The MS may operate independently or collaborate with a team on larger properties. Metropolitan Holdings prioritizes outstanding customer service, which extends to interactions with residents, guests, and colleagues. Employees are expected to exercise sound judgment in determining the best course of action, guided by customer service principles.

KEY RESPONSIBILITIES:

  • Manage, prioritize, and delegate maintenance tasks and service requests, covering grounds maintenance, cleaning, carpentry, plumbing, painting, electrical work, HVAC, masonry, and other general maintenance in accordance with company standards and applicable building codes.
  • Provide on-call maintenance support during evenings, weekends, and holidays.
  • Monitor the status of all maintenance work.
  • Oversee and execute the Make-Ready/Turn process.
  • Complete move-out checklists, assign appropriate charges, and forward to management.
  • Schedule and inspect work performed by employees and contractors to ensure quality and compliance with company standards.
  • Procure supplies while adhering to budgetary constraints and company policies.
  • Contribute to the preparation and management of the operating budget and monthly variance reports.
  • Conduct inspections of the property to identify immediate and future maintenance needs, providing reports to the Property Manager and Regional Maintenance Supervisor.
  • Participate in the recruitment and training of service staff under managerial guidance.
  • Conduct annual performance reviews and establish goals and development plans for direct reports.
  • Perform additional duties as required based on community size and needs.

PERFORMANCE EXPECTATIONS:

  • Quality and timeliness of service request resolutions.
  • Efficiency and quality of unit turnover, minimizing downtime.
  • Feedback from customer service interactions.
  • Attention to property curb appeal.
  • Management of special projects.
  • Adherence to budgetary guidelines.

PREFERRED QUALIFICATIONS:

  • High school diploma or equivalent experience.
  • Ability to obtain Certified Pool Operator (CPO) certification.
  • Current Universal EPA certification.
  • Advanced maintenance skills in painting, carpentry, electrical work, HVAC, and project management.
  • Strong negotiation and conflict resolution skills.
  • Knowledge of OSHA compliance and maintenance of Safety Data Sheets (SDS).
  • Detail-oriented with a strong focus on safety procedures.
  • 1-3 years of management experience.
  • Availability for overtime and emergency calls.
  • Effective verbal communication skills.
  • Ability to read and comprehend English.
  • Valid Driver's License and reliable transportation.

WORK ENVIRONMENT:

The Maintenance Supervisor operates on-site at an apartment community, regularly interacting with residents, vendors, and internal customers. Depending on property needs, work hours may vary, including weekends. Flexibility and availability for overtime are essential.

PHYSICAL DEMANDS:

  • Ability to reach and grasp with hands.
  • Capable of standing, crawling, crouching, stooping, squatting, and kneeling for extended periods.
  • Regularly lift and/or move objects weighing up to 50 pounds.
  • Operate power tools safely.
  • Occasional driving may be required.
