Position Overview:

The Residential Leasing Consultant will implement the community's promotional, leasing, and renewal initiatives to meet occupancy, revenue, and resident retention objectives by engaging in all leasing-related tasks, ensuring resident satisfaction throughout the lease duration, and facilitating resident lease renewals.

Key Responsibilities:
  • Conduct all sales and leasing functions to meet the community's financial and occupancy targets: welcome and assess prospective residents, lead community tours, process applications, prepare lease and move-in documentation, and guarantee a seamless resident move-in and lease signing experience.
  • Stay updated on current market trends and competitor activities that may influence the community's occupancy and sales performance.
  • Utilize the on-site property management software (OneSite) to monitor apartment availability, document traffic and leasing actions, manage resident data, and gather essential demographic information about current and prospective residents.
  • Ensure the community adheres to company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs to the maintenance team, and preparing the leasing office for daily operations.
  • Engage with prospective guests and new residents to ensure satisfaction through follow-up communications such as emails, thank-you notes, and phone calls to finalize leasing or renewal decisions.
  • Implement activities supporting the community's lease renewal program by preparing renewal letters and packages, proactively meeting with renewing residents before move-out dates, and ensuring timely signing and execution of lease renewal documents.
  • Respond promptly and courteously to resident inquiries and concerns, taking immediate action to resolve issues or document and relay requests to the appropriate personnel.
  • Complete various financial and administrative reports as required.
  • Adhere to established policies and procedures by monitoring compliance with regulatory requirements, organizational standards, and operational processes related to responsibilities, reporting any violations or infractions as necessary.
  • Practice safety protocols in accordance with company, community, and departmental policies by promptly reporting any equipment malfunctions, injuries, or safety concerns to the appropriate personnel.
  • Identify opportunities for improvement and provide suggestions to enhance efficiency and productivity.
  • Maintain confidentiality of sensitive information at all times.
Compensation & Benefits Overview:
  • The expected base compensation for this role ranges from $17.00 to $18.00 per hour, subject to adjustments based on qualifications, geographic pay differentials, and operational considerations.
  • This position is eligible for commissions as per a written agreement.
  • Eligible for company benefits in accordance with Company policy, including a competitive total rewards package featuring medical, dental, and vision coverage, along with a variety of supplemental benefits such as a 401k Retirement Plan, prepaid legal assistance, and more. Paid time off is available for vacation, illness, holidays, and bereavement. The company provides 100% paid life insurance and long-term disability insurance.
Education and Experience Requirements:
  • High School Diploma or GED is required.
  • A Bachelor's degree in Business Administration or a related field is preferred.
  • A minimum of 1 year of experience in leasing, sales, or marketing demonstrating a strong customer service background.
  • Ability to communicate effectively to understand and complete legal documents, promote and explain apartment amenities, and address residency inquiries.
  • Proficiency in sales skills, including generating leads, conducting presentations, qualifying prospects, and closing deals.
  • Competence in using financial and word processing software.
  • Strong mathematical and analytical skills to perform basic calculations and interpret financial records and budgets.
  • Proficient in utilizing the internet for marketing and sales-related activities.
Physical Requirements:

This position requires the Residential Leasing Consultant to frequently walk, stand, and navigate stairs within apartment homes and properties. The ability to operate computer equipment, communicate verbally, hear, bend, stoop, reach, lift, and carry up to 25 lbs is necessary. Finger dexterity is also required.
