Job Summary

We are seeking a highly skilled Building Maintenance Engineer to join our team at Kirco Management Services LLC. The successful candidate will be responsible for overseeing the physical operations of our properties and supervising maintenance staff to ensure the highest level of service and quality.

Key Responsibilities:

  • Assist the property manager with limited management responsibilities, including time management, work direction, and supervision of maintenance staff.
  • Perform general maintenance and porter work, including repairs and cleaning as needed.
  • Recommend modifications and changes in methods of operation and maintenance of building systems and services.
  • Supervise vendor and trade work, instructing and directing all persons engaged in maintenance services and repair work.
  • Respond to tenant work orders in a timely and professional manner.
  • Develop and implement a preventive maintenance program to ensure the upkeep of building systems and equipment.
  • Respond to emergency calls and situations, following established procedures and protocols.
  • Manage the work order system, ensuring all work orders are addressed and completed in a timely manner.
  • Communicate with tenants and staff regarding building information, announcements, and operational changes.
  • Ensure the cleanliness and maintenance of common areas, including stairwells, vestibules, and lobby areas.
  • Perform site inspections of facility systems, structure, and grounds, identifying and reporting any safety concerns or issues.
  • Develop and implement energy conservation programs to reduce energy consumption and costs.
  • Assist in the preparation of budgets and financial reports.
  • Develop and maintain facility equipment and service report manuals.
  • Establish and maintain relationships with utility companies, municipal authorities, and contractors.
  • Assess, monitor, and coordinate training for service technicians to ensure competencies in skills and knowledge.

Requirements:

  • High school diploma and evidence of continuing education.
  • Clear driving record and ability to drive to multiple locations using a personal vehicle with mileage compensation and/or a company-provided vehicle.
  • Certificate and/or training in safety procedures.
  • Certificate in HVAC systems.
  • Experience in industrial, office, medical office, and tenant improvement projects.
  • Proven record of providing excellent internal and external customer service.
  • High energy and constant positive attitude.
