Job Summary

We are seeking a highly skilled Maintenance Supervisor to join our team at Horizon Realty Advisors. As a key member of our property operations team, you will be responsible for overseeing the maintenance needs of our properties, ensuring the physical appearance and service requests are met while working within the allotted budget.

Key Responsibilities
  • Maintain Positive Resident Relations
    • Provide exceptional customer service to residents, ensuring their needs are met and concerns are addressed in a timely and professional manner.
  • Participate in Daily Operations
    • Collaborate with the property management team to ensure seamless day-to-day operations, including maintenance, repairs, and service requests.
  • Supervise the Maintenance Team
    • Lead and manage a team of maintenance technicians, providing guidance, training, and feedback to ensure they are equipped to perform their duties effectively.
  • Inspect and Maintain Property
    • Conduct regular inspections of the property to identify and address any maintenance or repair issues, ensuring the property meets our high standards.
  • Fulfill Service Requests
    • Respond to and fulfill service requests in a timely and efficient manner, ensuring resident satisfaction and maintaining a positive reputation for the company.
  • Train and Develop Team Members
    • Provide training and development opportunities to maintenance team members, ensuring they have the skills and knowledge needed to perform their duties effectively.
  • Manage Budget and Resources
    • Manage the maintenance budget and resources, ensuring that expenses are aligned with company goals and objectives.
Requirements
  • Essential Duties and Responsibilities
    • Perform hands-on maintenance and repairs, including electrical, plumbing, HVAC, carpentry, and other building systems.
    • Supervise and manage the maintenance team, including interviewing, hiring, and training new team members.
    • Develop and implement preventative maintenance programs to extend the life of the property and minimize future repairs.
    • Manage and maintain a well-organized and properly stocked maintenance shop, adhering to safety standards and OSHA guidelines.
    • Perform maintenance callbacks and respond to resident service requests in a timely and professional manner.
    • Design, implement, and execute in-house and/or capital projects as assigned by the property manager or corporate team.
    • Ensure consistency in dealing with residents on all matters, complying with all federal, state, and local laws relating to Fair Housing.
