Position Summary:

The Maintenance Supervisor plays a crucial role in managing all maintenance operations across assigned properties. This position entails a variety of responsibilities aimed at ensuring the optimal condition of facilities.

Key Responsibilities:
  • Conduct repairs and troubleshoot mechanical systems while executing preventative maintenance.
  • Restore vacated units to a ready-to-move-in state for incoming residents.
  • Perform maintenance inspections, focusing on building integrity and alarm systems.
  • Address work orders promptly and carry out necessary repairs.
  • Manage snow, ice, and debris removal from walkways and parking areas.
  • Fulfill janitorial duties according to the established schedule.
  • Respond to emergency situations during weekends, evenings, and holidays, resolving issues as needed.
  • Conduct daily property patrols to identify cleaning needs and complete required tasks, including waste management and upkeep of common areas.
  • Provide ongoing training for Maintenance Technicians and Porters to ensure property standards are met.

Qualifications:
  • High school diploma or equivalent.
  • A minimum of three years' experience in residential maintenance.
  • At least two years of supervisory experience managing a small team.
  • Self-motivated with strong leadership capabilities.
  • HVAC certification is advantageous.
  • Preferred: EPA certification and knowledge of OSHA regulations.
  • Flexibility to work on-call for emergencies.
  • Proficient in English, both written and spoken.
  • Skilled in plumbing, electrical, and appliance repairs.
  • Ability to work independently and follow directions effectively.
  • Strong problem-solving and troubleshooting skills.
  • Capacity to thrive in a fast-paced environment.

Additional Requirements:
  • Possession of hand tools.
  • ANSI-approved steel-toe or composite footwear.
  • A valid Driver's License and reliable transportation.
  • Willingness to assist with maintenance across multiple properties as needed.
  • Ability to travel up to 15-25% of the time.
