Facilities Operations Specialist

At MOBIS North America Electrified Powertrain, LLC, we are seeking a highly skilled and experienced Facilities Specialist to join our team. This role is responsible for managing the upkeep, maintenance, and repairs of our company facilities and grounds.
Key Responsibilities:- Create and implement interior design floor plans, including office design, to ensure a safe and efficient work environment.
- Assist in creating blueprints for security installations and ensure compliance with all regulations.
- Monitor and review downtime, Mean Time to Repair (MTTR), Mean Time Between Fail (MTBF), and 3R5S for each site to optimize maintenance and reduce costs.
- Interact with outside agencies and service providers to contract services and maintain all compliance regulations.
- Develop and maintain a complete preventative maintenance plan, including records of work/testing and ordering of parts and materials.
- Maintain the security preventative maintenance plan, including records of work/testing and ordering of parts and materials for physical security systems such as CCD cameras, gates, and metal detectors.
- Develop and manage the facility work order system and assign tasks to appropriate team members.
- Implement and maintain a preventive maintenance program to reduce costs and limit liabilities.
- Coordinate landscaping services and monitor contracts to ensure timely plant change-outs and routine maintenance year-round.
- Coordinate janitorary and facility maintenance services.
- Prepare reports, analysis, resolutions, and projected costs related to all departmental activities.
- Review all invoices for accuracy and processing.
- Travel as needed to visit sites.
- Bachelor's Degree in Industrial Maintenance, Electrical Maintenance, Mechanical Maintenance, Facilities Management, or a related field.
- 2-5+ years of experience in facilities management or a related field.
- PC literate, including Microsoft Office products.
- Project Management experience in the facility and construction field required.
- Ability to use standard hand and power tools and practices of the various trades such as mechanical, electrical, plumbing, fabrication, HVAC, and welding required.
- Multi-site experience preferred.
- Knowledge of occupational hazards and safety precautions of the mechanical and building trades required.
- Bilingual English/Korean preferred.
- Equivalent certifications and 2+ years of facility maintenance experience.
- Certified Technician, Electrician, HVAC/EPA, Welding/Fabrication, Project Management, or similar certification/skills.
- Valid driver's license.
