Key Responsibilities- Leadership and Mentorship: Work as a lead and mentor to on-site maintenance personnel, providing guidance and support to ensure the successful completion of tasks.
- Troubleshooting and Repair: Assist in the diagnosis and repair of mechanical, plumbing, and electrical problems, ensuring prompt and effective resolution.
- Grounds and Amenities Maintenance: Maintain the upkeep of grounds, amenities, building exteriors, and leasing office, parking lots, and other community buildings, ensuring they meet our high standards.
- Preparation of Market-Ready Units: Assist in preparing units for rent, including removing trash and debris, and ensuring they are clean and ready for occupancy.
- Collaboration and Communication: Work closely with the Maintenance Supervisor and Property Manager to prioritize tasks, communicate effectively, and ensure seamless operations.
- Reporting and Documentation: Accurately report maintenance concerns, repairs, and other issues to the Maintenance Supervisor, ensuring timely resolution and documentation.
- Safety and Compliance: Participate in monthly safety meetings, ensure all MSDS sheets are current and accessible, and maintain up-to-date knowledge of OSHA and other safety-related laws to ensure property compliance.
- Experience and Skills: Minimum of one (1) year's experience in a maintenance technician role, with proficiency in electrical, plumbing, and appliance repair, and multiple-level building structure experience preferred.
- Physical Demands: Ability to stand, walk, sit, and lift up to 50 pounds, with occasional stooping, kneeling, crouching, or crawling.
- Education and Certifications: High school diploma or equivalent, with HVAC certification preferred or a minimum of in-depth knowledge of HVAC maintenance troubleshooting and willingness to obtain certification.
- Computer Literacy: Proficiency in computer software and systems, with ability to learn and adapt to new technologies.
