Position Summary:The Maintenance Technician will be responsible for providing maintenance support across various properties, ensuring optimal functionality and aesthetics. This role involves covering for absences and assisting with projects as needed.
Key Responsibilities:- Provide maintenance coverage across multiple properties as required.
- Collaborate with Maintenance Personnel on larger projects.
- Train and guide Maintenance Personnel when necessary.
- Assist with preventative maintenance tasks.
- Ensure timely and cost-effective resolution of service requests and unit turnovers.
- Conduct janitorial duties, painting, and repairs in vacant units to enhance rental readiness.
- Oversee all preventative maintenance as per the Preventative Maintenance Plan.
- Monitor plumbing, heating, and electrical systems for optimal performance.
- Maintain security and locking systems throughout the properties.
- Keep storage and work areas organized and secure.
- Inspect grounds and common areas for safety and maintenance needs.
- Report hazardous conditions and extensive repair needs to management.
- Assist in conducting move-in and move-out inspections.
- Support management in monitoring contractor work on-site.
- Ensure properties meet general building standards and sustainability goals.
- Order maintenance supplies as directed.
- Participate in emergency on-call duties as needed.
- Maintain accurate records of maintenance requests and logs.
- Conduct inventories of tools and equipment regularly.
- Perform janitorial tasks to uphold property cleanliness and curb appeal.
- Assist with furniture relocation as required.
- Establish and follow a work priority system.
- Perform additional duties as assigned by management.
- Basic knowledge of building repair trades and safety requirements.
- Ability to maintain accurate records.
- Proficiency in electrical, plumbing, and minor construction tasks.
- Strong prioritization skills.
- Capability to perform various repairs and maintenance tasks.
- Ability to read and interpret site plans.
- Demonstrated experience in building maintenance or related trades.
- Strong interpersonal skills and ability to engage with residents.
- Five to six years of experience in residential maintenance or property management.
- Familiarity with Cal/OSHA regulations.
- Ability to work independently and follow instructions.
- Valid California Driver's License and reliable transportation.
- Ability to lift objects up to 50 lbs and perform various physical tasks.
Competitive salary range of $39,724.00 to $48,558.00 annually. EBALDC offers comprehensive benefits, including medical, dental, vision, and retirement plans, along with paid time off and wellness days.
