Key Responsibilities:

  1. Follow The Morgan Group's Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals, as well as the Team Member Handbook.
  2. Oversee building systems, including fire, electrical, security, and elevators, reporting any unsafe conditions to the Lead Maintenance personnel.
  3. Conduct regular inspections of the community, promptly reporting any hazards to the Lead Maintenance.
  4. Perform all tasks in accordance with OSHA regulations and The Morgan Group's Operations manual.
  5. Ensure a safe working environment that complies with safety standards.
  6. Store flammable and hazardous materials securely, maintaining Safety Data Sheets (SDS) for all chemicals.
  7. Assist in the upkeep of all common areas.
  8. Support a preventive maintenance program for building interiors and exteriors, including pools, fitness equipment, HVAC systems, and lighting.
  9. Respond to all service requests within a 24-hour timeframe, ensuring timely and accurate completion.
  10. Ensure that all vacant units are ready for market within a 7-day period.
  11. Help maintain an adequate inventory of tools and supplies in line with the property budget.
  12. Keep the area for property tools and supplies organized and secure on a daily basis.
  13. Meet all training requirements for this position.
  14. Perform all essential functions of Maintenance Job Descriptions as required by business needs.

Additional Responsibilities:

Other duties as assigned by your supervisor that are not listed as essential job functions.

Physical Requirements:

  1. Must be able to remain on your feet for 66% to 100% of the time.
  2. Will need to perform various physical activities, including bending, stooping, squatting, kneeling, and climbing stairs, as well as lifting and moving equipment.
  3. Lifting and carrying supplies, replacement parts, and tools may exceed 50 lbs., often requiring assistance.

Vision Requirements:

  1. Ability to complete forms, review reports, and enter data on a computer.
  2. Must be able to observe areas needing attention and read cautionary labels.
  3. Frequent need to see clearly beyond arm's reach.

Communication Requirements:

  1. Regularly required to provide information and receive instructions from management.
  2. Must be able to read, write, and understand English.

Driving Requirements:

  1. Occasional need to use personal transportation for picking up supplies.
  2. Must be available for on-call duties and respond promptly.
  3. A valid driver's license, insurance, and car registration are required for business-related driving.

Work Environment:

  1. Work is primarily outdoors in various weather conditions for extended periods.
  2. Frequent indoor work in potentially uncomfortable conditions.
  3. Occasional exposure to paint fumes and other chemicals, requiring the use of Personal Protective Equipment.
  4. May need to work in confined or awkward positions occasionally.
