Responsibilities:
A Day in the Life of a Facilities Maintenance Specialist:


As a Facilities Maintenance Specialist at Liberty Military Housing, you will carry out general and specialized maintenance and repairs within a multi-family residential community.

You will manage building systems and related equipment and tools to fulfill tasks to Liberty Military Housing's quality standards.

Your role necessitates effective communication, delivering quality work safely, and fulfilling our mission of providing exemplary service in line with Liberty Military Housing's customer satisfaction standards.

Your responsibilities include, but are not limited to:


Diagnosing and performing routine maintenance, installation, and repairs on various building systems and appliances, including plumbing, HVAC, painting, carpentry, appliance repair, and electrical work.


Utilizing proficient skills in two or more of the following trades: electrical, carpentry, plumbing, HVAC, painting, appliance repair, etc., to ensure homes and communities are well-maintained.

Conducting installations, service repairs, and preventative maintenance tasks in residences, common areas, grounds, and the community.

Completing resident-requested repairs and services within the required timeframe (24 hours).

Finalizing all assigned maintenance work on vacant homes according to LMH standards.

Responding to on-call service requests and emergency calls.

Participating in routine inspections (including quality control, move-in, preventative maintenance, machinery, appliance, etc.).

Performing general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).

Maintaining and updating all assigned service requests using Yardi Mobile until the assignment is completed and closed.

Reporting any maintenance concerns for repairs on homes, community, and/or common areas to the supervisor.

Demonstrating the safe and appropriate use of standard hand and power tools, equipment, and machinery.

Participating in and attending various departmental or regional meetings, resident or community events, seminars, and other work-related activities.


Adhering to all OSHA safety regulations, local applicable laws regarding health, safety, or environment, and LMH Standard Operating Procedures and Policies.


Understanding and following safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.


Qualifications:

What You Need for Success:
Two or more years of relevant experience required.

Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.

Certifications in HVAC and EPA preferred.


Ability to communicate effectively and interact with co-workers, managers, vendors, or residents; sufficient to exchange or convey information and to give and receive work direction.

Advanced skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.

Extensive knowledge of appliances.

Basic computer skills (capable of operating mobile devices, PCs).


Ability to operate a motor vehicle (valid license required); may require use of personal or company vehicle, or electric cart.

Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours, and emergency overtime as required.

Must be able to arrive at the property for service requests within 60 minutes.

Ability to travel to other regional locations for work, training, meetings, and other work-related activities.


Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending, and kneeling; extensive walking and standing, ability to climb up and down stairs/ladders.


Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises.

Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.


Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
