Porter/Groundskeeper

Job Summary:
We are seeking a highly motivated and detail-oriented Porter/Groundskeeper to join our team at KRE UP Management LLC. As a Porter/Groundskeeper, you will be responsible for maintaining the cleanliness and appearance of our community grounds, amenities, and common areas.
Key Responsibilities:
- Provide exceptional customer service to residents, guests, and employees.
- Clean and monitor trash receptacle locations on property.
- Clean all amenity areas, including the clubhouse, model apartment, pool, sport courts, and restrooms.
- Clear and remove debris from community grounds, breezeways, and amenity areas.
- Complete and assist with minor work orders as directed by the Maintenance Supervisor.
- Deliver resident correspondence and packages to units as requested.
Daily/Weekly Tasks:
- Meet with the Maintenance Supervisor daily to review work orders and assignments.
- Keep a record of hours using company-provided forms/software.
- Pick up debris and pet waste and perform a daily inspection of all areas before the office is open for business.
- Perform grounds maintenance as scheduled by the Maintenance Supervisor.
- Maintain trash receptacles to be clean and clear, always available for residents.
- Assist with City pick up when necessary.
- Perform pressure washing of common areas, walks, and buildings as directed.
- Clean interior common areas and units as directed.
- Complete minor work orders as directed.
- Enforce trash standards on property and report violations to the Maintenance Supervisor.
- Log and maintain pool chemicals daily, according to local code.
- Maintain MSDS/OSHA/EPA logs in the shop and office.
- Inform the Maintenance Supervisor of supplies needed.
- Provide weekend coverage of common areas and Saturday afternoon cleans as scheduled.
Monthly/Ongoing Tasks:
- Review the Preventative Maintenance Calendar on a monthly basis.
- Perform scheduled inspections, including landscape walks, breezeway inspections, and safety and trip hazard inspections.
- Attend a monthly safety meeting to stay informed of safety regulations and changes.
- Ensure proper equipment is kept in inventory and report missing/broken equipment to the Maintenance Supervisor.
- Advise the Maintenance Supervisor of any needed equipment/supplies.
- Keep the Maintenance Supervisor updated on education and certification needs.
Move-Out/Move-In Tasks:
- Work with vendors during the process and provide input to the Maintenance Supervisor regarding vendors' status and adherence to schedule.
- Complete unit punch as directed by the Maintenance Supervisor.
Qualifications:
- High degree of neatness and respect for property and landscape combined with a willingness and desire to learn.
- Able to understand cleaning solution labels and use as instructed.
- Ability to read and comprehend simple instructions, short correspondence, and memos.
- Ability to write simple correspondence.
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
- Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of weight measurement, volume, and distance.
- Ability to apply common sense understanding to carry out simple one- or two-step instructions.
- Professional and energetic demeanor resulting from previous landscape, maintenance, or housekeeping experience.

Education and Experience Requirements:
- Less than high school education; or up to six months related experience or training; or equivalent combination of education and experience.
- Broad-based experience in all phases of ground maintenance. Must be familiar with basic maintenance and minor repairs of small engines.
Certificates, Licenses, Registrations:
- Valid driver's license with proof of insurance.
