KEY RESPONSIBILITIES
The Investment Associate plays a vital role within the deal team, contributing to the execution of all multifamily project developments and acquisitions.
- The Associate will primarily engage in underwriting, financial assessments, due diligence, investor relations, research, debt/equity structuring, and the comprehensive management of the development process, which includes financing, construction, operations, and asset dispositions.
- This position offers daily interaction with the Elmington executive team, senior colleagues, major financial institutions, private equity firms, and other essential external partners.
- Conduct intricate real estate financial analyses using Microsoft Excel, including IRR, NPV, JV Waterfall, sources & uses, and sensitivity analyses.
- Coordinate the preparation of equity and lender financing packages, as well as Investment Committee documentation.
- Assist in structuring deals by considering the legal, financial, real estate, and investor/capital components of transactions.
- Lead all closing processes, including negotiations for equity, construction loans, and permanent financing agreements, as well as the completion of equity/debt due diligence checklists.
- Investigate new financing avenues and spearhead the preparation of applications for various funding sources, including bonds, project-based vouchers, CDBG funds, PILOTs/tax exemptions, local soft money programs, and RFPs.
- Examine housing policies and traditional multifamily dynamics in target markets, tracking local supply/demand, comparable properties, competitive landscapes, market rents, and other local factors.
- Assist in site selection, land contract negotiations, and acquisition opportunities, managing relationships with owners and brokers to ensure compliance with land contracts.
- Establish and maintain strategic relationships with capital providers, brokers, other developers, property owners, city officials, and other key stakeholders.
QUALIFICATIONS
- Strong interest in real estate investment and development.
- Ability to thrive in a challenging, entrepreneurial environment while managing multiple projects simultaneously, including occasional travel. Attention to detail and accuracy are essential.
- Excellent written and verbal communication skills.
- Proficiency in the Microsoft Office suite, particularly Excel and PowerPoint.
- Exceptional ability to create complex financial models for real estate analysis using Excel.
- Solid understanding of financial statements, comparative data usage, and financial forecasting is required.
EDUCATION AND EXPERIENCE
- A Bachelor's degree is required, preferably with a focus in real estate, finance, business, engineering, accounting, or architecture.
- A minimum of 2-3 years of experience in commercial real estate, investment banking, or management consulting is preferred.
