Key Responsibilities

Senior Construction Management

  • Assess the Owner's preliminary program, budget, and timeline.
  • Facilitate the selection of design and construction teams in collaboration with the Owner, including the preparation of RFQs and RFPs, bid evaluations, and presentations.
  • Coordinate contract documentation, negotiations, and execution.
  • Guide the master planning process, assisting the Owner in making informed decisions.
  • Organize the development of project budgets and schedules.
  • Lead the design team and help the Owner focus on critical decisions to advance the project.
  • Support the Contractor in meeting its contractual obligations.
  • Assist the Owner in fulfilling contractual duties, including site information provision and procurement coordination.
  • Chair project meetings, ensuring that decisions are documented and communicated effectively.
  • Provide cost estimation support until a Contractor is appointed, reviewing all Contractor estimates and managing the project budget.
  • Investigate city regulations to ascertain permit requirements, including entitlements.
  • Offer leadership or assist the Owner in achieving consensus on project decisions.
  • Ensure timely coordination of Owner reviews, input, and approvals.
  • Oversee the acquisition of zoning and permit approvals, ensuring compliance with all regulatory standards.
  • Participate in pre-construction meetings to communicate Owner requirements.
  • Conduct regular meetings with the Owner, Architect, and Contractor to ensure compliance with contractual obligations.
  • Manage the RFI, submittal, and change order processes.
  • Monitor work progress, report discrepancies, and represent the Owner regarding scope, cost, schedule, and safety matters.
  • Review and authorize payment applications from architects, consultants, and contractors.
  • Supervise the performance of the Owner's consultants for services such as material testing and surveying.
  • Oversee the project closeout process.
  • Prepare invoices for the Owner and maintain Value-Add analysis.
  • Issue monthly reports to the Owner.

Required Skills

  • Experience in managing construction processes involving architects and general contractors.
  • Understanding of construction sequences and quality indicators.
  • General knowledge of zoning and permitting practices.
  • Familiarity with construction safety regulations.
  • Knowledge of standard contracts used in the industry.
  • Proficiency in Microsoft Word and Excel.
  • Experience with scheduling or estimating software.
  • Basic understanding of construction cost estimating techniques.
  • Strong verbal communication skills, with the ability to effectively convey and receive instructions.
  • Familiarity with at least two major building systems to assess the work of others.
  • Technical writing skills.
  • Able to work for extended periods on narrative and data entry tasks.

Experience and Qualifications

  • A four-year professional degree in Architecture, Engineering, or Construction is preferred.
  • 4-5 years of experience in project management, design-build, architecture with construction administration, or development.
  • Experience in the construction of educational and religious facilities is required.
  • Proficient in technology use.
  • Physically capable of climbing, lifting, carrying, and walking substantial distances in various weather conditions.
  • Willingness to travel as necessary.
