Your Role as a Due Diligence Manager

The Due Diligence Manager plays a pivotal role in conducting risk assessments and formulating comprehensive land development budgets for the land acquisition team. This position involves collaboration with various departments to explore new land opportunities. You will oversee a team of external consultants and internal personnel in the preparation of schedules, feasibility studies, and support in evaluating potential acquisitions. Additionally, you may assist in the entitlement and development processes for new residential communities.

Key Responsibilities

  • Oversee due diligence activities for prospective land acquisitions, including feasibility studies, budget preparation, entitlement schedules, risk evaluations, and title assessments.
  • Take ownership of the development of initial community entitlement documents, construction timelines, budgets, cash flow forecasts, title reports, and approval conditions.
  • Coordinate with external consultants and contractors to evaluate project construction costs, entitlement requirements, and create detailed schedules while assessing overall development feasibility during due diligence.
  • Prepare collateral materials such as aerial images, maps, and exhibits.
  • Collaborate with various consultants, including architects, engineers, and environmental specialists, to accurately assess costs, risks, and development timelines during the due diligence phase.
  • Engage with state and federal agencies to understand obligations and impacts related to the project.
  • Manage processes and third-party reports necessary for due diligence, ensuring timely completion and evaluation in accordance with contractual obligations.
  • Review contracts, proposals, and documents related to vendor studies and property development.
  • Analyze development plans for new communities.
  • Conduct research on approvals, permits, zoning, engineering plans, environmental reports, and associated costs.
  • Evaluate land transactions and collaborate with Division Management to determine optimal land pricing and product strategies for profit maximization.
  • Maintain organized databases and documentation within the land department.

Qualifications

  • High school diploma or GED required.
  • Bachelor's degree or equivalent, preferably in engineering, construction management, economics, finance, or a related real estate field.
  • A minimum of five (5) years of experience in land development, project management, or land acquisition roles within residential or land development firms.
  • Proficient in Microsoft Office, particularly Excel for financial modeling, PowerPoint, and various Adobe platforms.
  • Valid Driver's License with a clean driving record.
  • Effective verbal and written communication skills.
  • Ability to work collaboratively within a team environment.
  • Strong research skills with the capability to gather information from diverse sources promptly.
  • Ability to manage multiple projects and adapt to shifting priorities.
  • Self-motivated with a focus on achieving objectives independently.
  • Detail-oriented with strong problem-solving skills for complex situations.
