Position Overview:

The Head of Affordable Housing Financing plays a pivotal role in facilitating the financing of projects throughout their development lifecycle. This position focuses on affordable housing and is integral to the Company's community development team, collaborating with other real estate professionals in a cooperative, team-oriented environment. Effective performance in this role necessitates strong coordination with various departments and external agencies, while maintaining close interaction with the Executive Management team.

Key Responsibilities:

The Director is instrumental in the acquisition and financing processes, utilizing their expertise to source and manage due diligence, evaluate third-party reports, and work alongside legal and community development teams to ensure smooth project closings. Responsibilities include:

  • Conducting comprehensive financial analyses, underwriting, and preparing deal summaries for potential opportunities.
  • Monitoring proforma performance throughout the project lifecycle.
  • Building and nurturing relationships within the brokerage, development, government, and lending communities in target markets.
  • Utilizing strategic networking and relationship-building skills to drive organizational growth.

Essential Duties:

Financial Management of Projects - 40%

  • Develop, maintain, and oversee financial models in Excel, incorporating property financial statements, budgets, leases, and market assumptions.
  • Support the underwriting and execution of real estate acquisitions.
  • Prepare and compile due diligence materials, budgets, and financial models.
  • Produce project acquisition proposals and necessary presentation materials.
  • Coordinate transaction closings and maintain updated due diligence checklists.
  • Prepare financial models and market reports for debt/equity proposals and investor reporting.
  • Conduct market research and stay informed of industry trends.
  • Facilitate project inspections and tours.
  • Track and interpret project data, including contracts, schedules, and cash flows.
  • Collaborate with cross-functional teams on communication and engagement strategies.

Funding Applications, Budget Oversight & Reporting - 40%

  • Oversee project budgets, review draw requests, and track the flow of funds.
  • Assist in the submission of various funding applications.
  • Identify additional funding sources and prepare financing applications.
  • Ensure budget approvals prior to project implementation.
  • Consult with Property and Asset Management to ensure long-term viability through adequate reserves.
  • Support compliance reporting preparation and submission.
  • Monitor projects until operational stabilization.
  • Develop and present performance reports and dashboards for stakeholders.
  • Maintain effective relationships with residents, community groups, partners, and regulatory bodies.

Additional Responsibilities - 20%

  • Engage in external working groups focused on community development and affordable housing.
  • Participate in agency events and initiatives as required.
  • Perform other duties as assigned.

Qualifications:

  • 3-5 years of experience in real estate finance underwriting preferred.
  • Expertise in affordable housing finance.
  • Ability to assess and value affordable multifamily real estate investments.
  • Advanced Excel skills and strong analytical capabilities.
  • Experience in supporting real estate closing processes.
  • Understanding of federal programs for affordable multifamily properties.
  • Detail-oriented with a commitment to high-quality work.
  • Strong organizational and communication skills.
  • Passion for real estate finance and development.
  • Proficiency in Word, Excel, and Outlook.
  • Valid driver's license and availability for travel within New Jersey.
