Key Responsibilities:

The selected candidate will take on the role of Construction Project Leader for a complex 32-story mixed-use development project in downtown Columbus, Ohio. Reporting to a Senior Project Manager, the candidate must have experience in core build-outs, particularly focusing on foundations, structures, building envelopes, and civil engineering aspects. The Project Leader will serve as an on-site authority for ground-up developments and will be responsible for data provision and report generation, acting as a liaison between the client and their leadership, design, and construction partners, as well as regulatory authorities.

Job Functions:

The Residential Project Leader will guide the Development Team in all tasks related to the Residential Apartment Floor Levels and Ground Floor Residential areas. They will suggest enhancements to ongoing changes, construction methods, schedules, and project efficiencies. The Project Leader will collaborate with the Development Team, providing insights and feedback on the Residential segment of the project, overseeing the Construction Manager's adherence to contractual obligations, and offering observations and recommendations to the Project Executive Team. They will also monitor contractor payments, changes, claims, and ensure compliance with design specifications. The Project Leader will deliver timely cost and progress updates as the project advances, maintaining responsibility for the Residential aspects during construction, with support from the Project Executive Team. Ultimately, the Project Leader will spearhead the acceptance process from the Construction Manager and the handover to Ownership of the specified project areas.

Required Skills and Experience:

  • Education: Associate degree in Construction Management, Engineering, or Architecture.
  • At least 10 years of experience focusing on residential apartments.
  • Ability to swiftly comprehend and master: a) Requirements from local, state, and federal jurisdictions related to the project. b) Construction Contract Documents, including Front End and Technical Specifications. c) Drawings to effectively understand and evaluate requirements.
  • Proficient knowledge of engineering services, building codes, budgeting, and scheduling to ensure project success.
  • Leadership: Must possess the capability to supervise and manage a diverse team of professionals.

Preferred Qualifications:

  • Experience with developer-led initiatives.
  • Background in hospitality, luxury apartments, luxury clubs, etc.
  • Certifications such as PE, RA/AIA, CCM, PMP.
