Role Summary:

The Commercial Superintendent should have between 5-20 years of experience managing ground-up and new commercial projects, with expertise ranging from site preparation to core/shell and final build-out.

This role involves planning, developing, and overseeing project timelines, maintaining financial budgets, and ensuring site safety in collaboration with the project manager and executive team.

The ideal candidate will also be responsible for coordinating subcontractors and suppliers, managing subcontractor agreements, and supervising construction projects from initial design through to completion.

The majority of projects will focus on restaurant, retail, commercial office, and hospitality structures, utilizing a ground-up and build-out/TI construction methodology.


Key Responsibilities:
  • Maintain effective communication with clients, subcontractors, and staff.
  • Exhibit exceptional organizational skills with a meticulous attention to detail.
  • Familiarity with Procore Construction Software is highly desirable.
  • Supervise craft personnel, including assigning tasks, evaluating performance, and providing management recommendations.
  • Review shop drawings, manage material procurement, coordinate deliveries, ensure site accessibility, inspect work quality, and uphold a safe and efficient work environment.
  • Demonstrate proactive and forward-thinking management with a high level of organization.
  • Exhibit a strong work ethic and a positive professional demeanor.
  • Deliver top-tier customer service with an emphasis on communication.
  • Maintain precise documentation standards, including daily reports and receipts.
  • Prepare and negotiate subcontractor agreements while managing budgets through company-assigned technology.
  • Select appropriate construction methods and strategies to ensure projects are completed on time and within budget, in collaboration with the design team.
  • Provide regular progress updates and budget reports to Project Managers and the Director of Construction.
  • Assist in the evaluation and hiring of subcontractors.
  • Ensure compliance with legal requirements, building codes, and safety regulations.
  • Resolve issues and conflicts promptly as they arise.

Qualifications:

A Bachelor's degree in Construction Management or a related field is preferred. Proficiency in computer skills and scheduling software is essential.

  • Minimum of five to ten years of experience in a commercial construction site management role, with a proven track record in commercial GC construction, particularly in medical, educational, or hospitality projects.
  • Ability to manage projects and interact effectively with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients.
  • Proactive management of project timelines and budgets.
  • Experience negotiating with subcontractors to achieve reasonable budgetary costs.
  • Strong organizational skills with the ability to prioritize and manage multiple tasks simultaneously.
  • Excellent written and verbal communication skills that foster a positive environment for effective interaction with clients, colleagues, subcontractors, vendors, and inspectors.
  • Proven leadership skills to support and motivate subcontractor teams on projects.
  • Ability to clearly articulate construction processes and provide direction to employees and subcontractors.
  • Strong interpersonal skills to build relationships with all stakeholders in the construction process, including the internal design team.
  • Demonstrated time management skills and a focus on meeting deadlines.
  • Ability to effectively plan projects, anticipate potential scheduling conflicts, and implement budget-friendly solutions.
  • Capability to read and interpret technical construction documents, including blueprints, finish schedules, submittals, and equipment specifications.

This is a management role that does not require hands-on knowledge of tools.
