About the Role

We are seeking a highly skilled Maintenance Technician to join our team at Coastal Ridge Real Estate. As a key member of our property services team, you will be responsible for ensuring the proper maintenance and upkeep of our properties, providing exceptional service to our residents, and contributing to the overall success of our community.

Key Responsibilities
  • Service Request Fulfillment: Ensure all service requests are completed promptly and to a high standard, including after-hours requests. Participate in the on-call rotation with the rest of the maintenance team.
  • Unit Turnovers: Execute the turnover of units and make-readies for new residents, ensuring a seamless transition and a high level of resident satisfaction.
  • Community Maintenance: Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas, maintaining a clean and welcoming environment for residents.
  • Pool Maintenance: Perform swimming pool maintenance, where applicable, ensuring the pool is safe and enjoyable for residents.
  • Supply Management: Maintain thorough knowledge of company, property, and maintenance policies, including attending all required training, and provide care, maintenance, and inventory of all supplies and equipment owned by the company.
  • Equipment Security: Keep storage areas, tools, and equipment secure at all times, ensuring the safety and security of our community.
  • Uniform and Appearance: Maintain the required uniform and ensure a professional appearance at all times, representing Coastal Ridge Real Estate in a positive and respectful manner.
  • Compliance and Safety: Ensure compliance with OSHA standards and company safety policies, prioritizing the safety and well-being of residents and team members.
  • Resource Utilization: Utilize property resources, equipment, and supplies economically, minimizing waste and maximizing efficiency.
Requirements
  • Education: High school diploma or equivalent required.
  • Experience: Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
  • Certifications: EPA Certification (Type I and II) preferred, may be required in some locations.
  • Physical Demands: Must be able to frequently walk and occasionally stoop, kneel, crouch, or crawl, and lift/move loads up to 50lbs, as well as use a ladder.
  • Location: Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
  • Computer Skills: Basic computer skills required.
  • Language: Ability to speak elementary English required.
