We are seeking a highly skilled and experienced Facilities Operations Director to join our team at Unibail-Rodamco Germany GmbH. As a key member of our property management team, you will be responsible for directing the day-to-day facilities operations of our properties, including budgeting, expense control, preventative maintenance program management, and managing all building components.
Key Responsibilities- Direct and manage the day-to-day facilities operations of our properties, including budgeting and expense control.
- Develop and implement a preventative maintenance program to maximize equipment life and operational efficiency.
- Manage and oversee all building components, including HVAC, plumbing, fire/life safety, and electrical systems.
- Provide leadership, supervision, training, coaching, and performance evaluations to a team of maintenance mechanics.
- Develop and implement a budget and forecast, and analyze budget numbers for conformance to budgetary guidelines.
- Manage and oversee any on-site equipment or asset inventory.
- Attend recurring action/asset meetings to ensure awareness of all aspects of the shopping center.
- Manage and oversee project management, financials, third-party vendor management, sustainability, safety compliance, and central plant management.
- BA or BS degree or equivalent experience required.
- 3-5+ years prior facilities management experience, construction project management, construction supervision, preferably in a complex retail/commercial/hospitality/food and beverage setting.
- Professional Designations from BOMA-Institute, Institute for Facilities Management (IFM), Institute for Real Estate Management (IREM) preferred.
- Two years of supervisory experience required.
- Knowledge of OSHA, EPA, and other regulatory requirements.
- Ability to read and interpret blueprints, construction documents, and lease plans.
- Experience with technology solutions that create greater efficiency, including cloud-based software applications.
- Mechanical experience where applicable for central plants, chillers, boilers, condenser loops based on installed systems.
- Knowledge of vertical transportation operations (elevators, escalators, travelators).
- Understanding of building electrical systems (Master Meter, sub-meter, individual metering, transformers, low/high voltage systems).
- Familiarity with automated building systems, EMS (Energy Management Systems), CMMS computer-based work order systems, in addition to enterprise software systems.
- Knowledge & understanding of Mechanical, Electrical, Plumbing, HVAC, Fire Protection & Fire Alarm systems/codes as well as ADA code.
- Exceptional process management skills; can organize and prioritize an efficient workflow, simplify complex processes, anticipate and adjust for problems and roadblocks, adapt to changing priorities, and manage from start to finish.
- Ability to manage, monitor and develop team members to ensure the smooth operation of the center.
- Experience managing union trade workers and third-party service providers, as applicable.
- Sustainability a background of direct responsibility for energy management on a facility level and/or regional level.
- Exceptional customer service skills and the ability to develop and maintain effective relationships.
- Exempt salary range: $106,000-$140,000 + Discretionary Annual Bonus.
